5 Marla Plot in Faisal Town Phase 2: Prices

This guide covers the 5.56 marla plot only. For all sizes, see our plot prices guide.
Overview
A 5 marla plot in Faisal Town Phase 2 is the developer's 5.56-marla plot, 25 x 50 ft. Its total price is PKR 27.95 lac or PKR 34.95 lac, depending on which of the developer's lists applies, and the cash price is PKR 22.40 lac or PKR 27.90 lac.
The surprise is where the money goes. The price per marla is the same in the General Block, the Overseas Enclave and Sector O. What changes is the payment schedule, and that moves the real cost of an installment plan from about 13% a year to about 32%. Open files for 5 and 5.6 marla are on the Faisal Town Phase 2 listings page.
One caution first. The developer's own page says the Phase 2 NOC is not approved by the Rawalpindi Development Authority (RDA). That applies to a 5 marla file like any other.
What counts as a 5 marla plot here
The developer counts 225 sq ft to the marla, so a 25 x 50 ft plot (1,250 sq ft, about 139 sq yd) is 5.56 marla. That is the smallest residential size it sells. The next sizes are 8 marla (30 x 60 ft) and 10.89 marla (35 x 70 ft).
Listings often say "5 marla" for what may be this plot. At 225 sq ft to the marla, a true 5-marla plot would be 1,125 sq ft, which is not a size the developer lists. Always ask for the dimensions on the file.
Which sectors offer a 5 marla plot?
The developer publishes a 5.56-marla price for three blocks:
| Block | Where the price appears | 5.56 marla total (PKR lac) | Cash (PKR lac) |
|---|---|---|---|
| General Block | General Block page | 34.95 | 27.90 |
| Overseas Enclave | Main page, Overseas Enclave plan | 34.95 | 27.90 |
| Sector O (Model Block) | Main page, Sector O plan | 34.95 | 27.90 |
| Unlabelled residential schedule | Main page | 27.95 | 22.40 |
Dealer sites also quote 5.56-marla plots in Sectors P, T and X. The developer's main page publishes no price list for them, so ask for a written price before you rely on any of it. Our Sector O, Overseas Enclave and General Block guides cover each block.
What a 5 marla plot costs on each plan
| Plan | Down payment | Schedule | Total | Cash |
|---|---|---|---|---|
| General Block, monthly | 13.35 | 36 x 0.60 | 34.95 | 27.90 |
| Overseas Enclave, quarterly | 6.90 | 17 x 1.55, then 1.70 | 34.95 | 27.90 |
| Unlabelled schedule, quarterly | 5.95 | 17 x 1.20, then 1.60 | 27.95 | 22.40 |
All figures are PKR lac from the developer's pages in October 2026. Cash is the lump sum for paying in full at booking, about 20% off. Sector O is offered for cash only.
The unlabelled schedule is 20% cheaper than the block lists, and the developer doesn't say which block it covers. Treat it as a number to ask about, not to count on. The developer's own pages also give different installment counts in different places, so get the schedule for your block in writing.
Milkiyat.com finding: per-marla price by sector
On the developer's lists, the 5.56-marla plot costs the same per marla in all three named blocks. In total that is 34.95 ÷ 5.56 = PKR 6.29 lac per marla, and in cash 27.90 ÷ 5.56 = PKR 5.02 lac. The unlabelled schedule is lower, at PKR 5.03 lac in total and PKR 4.03 lac in cash. So the sector doesn't move the price on the lists. The list does.
What moves the cost is the schedule. Take the cash price as the baseline, treat the down payment as paid at booking, and find the rate that makes the installments repay the rest:
| Plan | Financed (PKR lac) | Installments (PKR lac) | Effective cost per year |
|---|---|---|---|
| General Block, 36 monthly | 14.55 | 21.60 | about 31.6% |
| Overseas Enclave, 18 quarterly | 21.00 | 28.05 | about 13.5% |
| Unlabelled schedule, 18 quarterly | 16.45 | 22.00 | about 13.4% |
The premium over cash is the same PKR 7.05 lac on both 34.95 plans, but it is spread differently. On the General Block plan the buyer pays a larger down payment and repays the balance faster, so each rupee financed costs far more. These are Milkiyat computations from the developer's figures. They assume equal payments at the end of each period, with no registration fee or tax counted. This is arithmetic, not financial advice.

The range is PKR 23 lac to PKR 35 lac, with a median of PKR 27.65 lac, or PKR 5.53 lac per marla. Four asks are PKR 35 lac, which is the developer's block-list total of PKR 34.95 lac. These are asking prices from Milkiyat listings, not sale prices. The listings don't say whether an ask is the full price or the amount paid so far, so confirm the balance owed before you compare. Which option fits which buyer?
These are trade-offs from the figures, not recommendations:
- Lowest cash outlay on the developer's lists: the unlabelled schedule at PKR 22.40 lac, if it applies to your block. For a named block, the cash price is PKR 27.90 lac.
- Lowest down payment: the unlabelled schedule at PKR 5.95 lac, then the Overseas Enclave at PKR 6.90 lac, then the General Block at PKR 13.35 lac.
- Lowest monthly outflow: the General Block's PKR 0.60 lac a month, at the highest yearly cost of about 31.6%.
- No installments to manage: Sector O, which is offered for cash only.
- Lowest ask on resale: PKR 23 lac, on files tagged F-18, which is the sector name Milkiyat's own guide gives for Faisal Town Phase 1. Check what the file actually is.
Risks to weigh before you pay
- Approval: the developer says the NOC is not approved. RDA has said that a pending application is not formal approval, and that transactions in an unauthorised scheme are at the buyer's own risk and cost.
- Price changes: Milkiyat's 3 October guide records revised totals, with the 5.56-marla plot at PKR 39.75 lac, which is 13.7% above PKR 34.95 lac. The developer pages we could open still show the earlier list, so treat the revision as unconfirmed.
- Size labels: "5 marla" on a listing may not be 25 x 50 ft.
- Possession: the developer gives 3 to 4 years for the whole scheme, with no date for any sector.
Checks before you pay
- Ask which block and which price list your plot is on, and get the figure and its date in writing.

- For an open file, ask what has been paid and what is still owed, and have the developer confirm it.
- Add transfer costs to the ask before you compare.
- Check RDA's live record before you pay anything.
