The Capital Development Authority (CDA) has collected Rs16.44 billion from the first two days of its three-day open auction of commercial properties in Islamabad, according to press releases issued by the authority on 5 and 6 August 2026. The final day of bidding is underway today at the Jinnah Convention Centre.
Day one: Blue Area does the heavy lifting
The auction opened on Tuesday, 4 August, with four commercial plots sold for a combined Rs13,806.87 million. The CDA said Plot No. 18 in Blue Area drew the highest bid of the day at Rs9,134.65 million — roughly two-thirds of the entire opening-day total on its own. Plot No. C-1 in Blue Area followed at Rs3,513.32 million.
Two Markaz-category plots rounded out the day: Plot No. 2, G-6 I&T in Aabpara Market at Rs629.32 million, and Plot No. 2, G-1 in I-9 Markaz at Rs529.575 million.
Day two: agro farms and Blue Area shops
Wednesday's session generated Rs2,630.87 million, a sharp step down from day one but with a different mix of assets on the block.
The standout lot was Agro Farm No. 18 on Murree Road, auctioned for Rs1,212 million, followed by Agro Farm No. 17-A on the same road at Rs966 million. Three constructed shops in the Blue Area Parking Plaza also changed hands: Shop No. 12-A at Rs153.63 million, Shop No. 10-A at Rs147.71 million, and Shop No. 8-A at Rs151.66 million.
Editorial note: several news outlets have reported Shop No. 8-A at Rs152.646 million and the day-two total at Rs2.632 billion. Milkiyat is using the CDA's own figures (Rs151.66 million and Rs2,630.87 million respectively) as the authoritative record.
Bids are not final until the Board approves
Buyers should note an important procedural point the CDA has repeated in both releases: every bid received during the auction goes through a scrutiny process and is then placed before the CDA Board, which is the competent forum to approve or reject it. Until that approval, no sale is settled.
Chairman of the Auction Committee Muhammad Umair said proceeds would be directed toward city infrastructure, completion of mega projects, civic services and long-pending water supply issues.
Incentives shaping this round
The August 2026 auction carries a package of terms that materially affect the cost of entry. The CDA is offering a 5% rebate on full payment made within 30 days of bid approval, plus an additional 5% for payment in US dollars. Building plan approval is available after 25% of the bid amount is paid, and possession after 75%.
Separately, the CDA Board approved a revision of the parking requirement for commercial buildings from 750 square feet to 1,000 square feet per car on 3 August — a change the authority confirmed applies to this auction and all future open auctions. For developers modelling high-rise projects on Blue Area or Markaz plots, that revision changes the buildable-area maths and is worth checking before the final day's bidding closes.
Day-three results are expected to be published by the CDA after proceedings conclude. Milkiyat will update this report when the official figures are released.
