Guide
Faisal Town Phase 2 Sector O: Prices, Possession

Overview
Sector O is the Model Block of Faisal Town Phase 2, and it is the part of the scheme the developer presents as furthest along. It sells residential plots from 5.56 marla to 1 kanal. There are no 2-kanal plots, and the developer's page lists no commercial plots here.
Two questions decide whether Sector O makes sense for you: what you would actually pay, and what you would actually get for it. If you want a feel for the market first, current files and plots are on the Faisal Town Phase 2 listings page. Then come back and check the numbers below against whatever a seller quotes.
One caution before the detail. The developer's own pages say the Phase 2 NOC has not been approved by the Rawalpindi Development Authority (RDA), and the Model Block page itself describes the NOC as "in process". Everything in this guide should be read with that in mind.
What Sector O is
Sector O was the original Model Block. The developer says it later extended the block to Sectors Q and R because of demand. The block page isn't consistent about this. The introduction and location text name Sectors O, P, Q and R. The master plan section lists only O, Q and R. The FAQ says "three sectors" and then names four letters.
So don't rely on the block name alone. The sector printed on your allotment letter is the only one that counts, and it's worth asking the seller to point to it on the layout plan.
The master plan is credited to the Meinhardt Group. That is the developer's statement, and we haven't been able to confirm it independently.
Plot sizes
| Plot size | Dimensions | Area (developer figure) |
|---|---|---|
| 5.56 marla | 25 x 50 ft | 139 sq yd |
| 8 marla | 30 x 60 ft | 200 sq yd |
| 10.89 marla | 35 x 70 ft | 272 sq yd |
| 14.22 marla | 40 x 80 ft | 356 sq yd |
| 1 kanal | 50 x 90 ft | 500 sq yd |
The page's introduction says plots start at 5 marla, but its table starts at 5.56 marla. Go by the table. If a seller offers a 5-marla plot in Sector O, ask which size it really is.
Sector O prices in 2026
The developer's Model Block page shows two prices for every size: a standard total, and a lower "price with plot number". Each total includes a PKR 20,000 registration fee. The page also warns that prices can change without notice.
| Plot size | Standard total (PKR lac) | Price with plot number (PKR lac) | Difference (PKR lac) | Per marla at the lower price (PKR lac) |
|---|---|---|---|---|
| 5.56 marla | 34.95 | 27.90 | 7.05 | 5.02 |
| 8 marla | 46.65 | 37.30 | 9.35 | 4.66 |
| 10.89 marla | 60.65 | 48.50 | 12.15 | 4.45 |
| 14.22 marla | 75.85 | 60.60 | 15.25 | 4.26 |
| 1 kanal | 101.55 | 81.20 | 20.35 | 4.06 |
The 8-marla lower price is printed two ways on the same page: PKR 37.30 lac in the table and PKR 37.50 lac in the text. The table above uses the table figure. A PKR 20,000 gap is small, but it's a good reason to get your exact price in writing.
How to read the "cash price"
The lower figures in Sector O are the same as the lump-sum prices on the developer's General Block and Overseas Enclave pages, size for size. That is why Milkiyat treats them as the cash price. The developer applies the lower price when a plot number is assigned at booking.
The Model Block page describes payment only as "flexible" and gives no down payment or instalment schedule. Earlier Milkiyat guides listed Sector O as a cash block. Before you pay, ask the sales office whether instalments are available in this sector at all, and if they are, ask for the full schedule in writing.
Milkiyat.com finding: the discount is the same 25% gap seen across the scheme
Take the 5.56-marla plot. The standard total is PKR 34.95 lac and the lower price is PKR 27.90 lac. 34.95 ÷ 27.90 = 1.25, so the standard price is about 25% above the cash price. Put the other way, the cash price is about 20% off.
The same gap runs through all five sizes, from 25.1% to 25.3% on the table figures. It also matches the roughly 25% premium between instalment totals and lump-sum prices on the developer's main Phase 2 page. In practice, "discount" and "instalment premium" look like two names for one price gap.
Milkiyat.com finding: bigger plots cost less per marla
At the lower price, a 5.56-marla plot works out to PKR 5.02 lac per marla. A 1-kanal plot (20 marla) comes to PKR 4.06 lac per marla. That's about 19% cheaper per marla for the largest size, so buyers who can afford more land get noticeably better value per unit.
Development status
The developer's description of Sector O is more specific than for most other blocks:
- Land levelling: complete.
- Roads and streets: under development.
- Main boulevard: near completion.
- Site office: fully operational.
- Plot numbering: expected to begin "soon".
The page's metadata shows it was last modified on 27 June 2026, more than three months before this guide. Treat the status as a snapshot, not a current report. None of it has been independently verified by Milkiyat.
It is also worth remembering that RDA's show-cause notice of 31 October 2023 ordered the proprietors to stop development work, advertising and plot sales at Phase 2. If you visit the site, ask for dated photographs and compare them with what you see on the ground.
Roads inside and around the block
The page names three boulevards. Boulevard 25 is the main access route at 166 feet wide. Boulevards 24 and 23 are each 120 feet wide.
Location and access
Sector O sits beside the M-2 Motorway, close to the Thalian Interchange where the planned Rawalpindi Ring Road begins. The developer gives these drive times:
| Destination | Time claimed |
|---|---|
| Airport Avenue | 2 minutes |
| Main Chakri Road | 2 minutes |
| Thalian Road | 4 minutes |
| M-2 Motorway | 4 minutes |
| Thalian Interchange | 4 minutes |
| Rawalpindi Ring Road | 8 minutes |
| Islamabad-Rawalpindi Interchange | 8 minutes |
| Girja Road | 9 minutes |
| Srinagar Highway | 11 minutes |
| M-1 Motorway | 15 minutes |
These are developer claims and read as best-case figures. Note that "Airport Avenue" is a road name, which isn't the same as the terminal. The developer's main Phase 2 page puts the New Islamabad International Airport at about 5 minutes, while other developer pages give 15 to 20 minutes and about 30 minutes. Drive the route yourself at a busy hour before you rely on any of them.
Possession
The Sector O page says nothing about possession. The developer's main Phase 2 page says possession is expected in three to four years, but gives no date for any block.
There is also a timing problem that buyers should understand. The lower price applies when a plot number is assigned at booking, yet the same page says plot numbering is only "expected to begin soon". If numbering hasn't started, it isn't clear what a booking today actually secures.
Ask these in writing before paying:
- Will my plot number be assigned at booking, and if not, when?
- Does the lower price still apply if the number comes later?
- What is the possession date for my sector, and what happens if it slips?
- Which charges, if any, come on top of the price shown?
Who Sector O suits, and who should wait
Sector O is aimed at buyers who can pay cash and hold the plot for years. For that buyer, the lump-sum route avoids the 25% gap and puts a lower per-marla price on larger plots. It also puts the most money at risk on day one, in a scheme without a confirmed NOC.
If you need a plot you can build on, transfer or resell without friction, wait for an approval letter you have checked yourself. Our guide to verifying a Faisal Town Phase 2 file explains how.
Checks before you pay for a Sector O plot
- Ask for the RDA approval letter that covers Sector O, and compare it with RDA's published records.
- Confirm the sector letter, block and plot number on the allotment letter.
- Get the exact price, the registration fee and any other charges in writing.
- Pay only into the developer's official company account, and keep receipts in the company's name.
- If you are buying an open file from a private holder, compare the asking price with the developer's cash price for the same size first.
- Visit the site and photograph the roads, the boulevard and the plot position.
