Guide
faisal-town-phase-2-sectors-p-q-r

This guide covers Sectors P, Q and R of the Model Block. For Sector O and the other blocks, see the Faisal Town Phase 2 sectors guide.
Overview
If you're looking for what Sector P, Q or R offers, the honest answer is less than the adverts suggest. The developer publishes no map, size, land-use figure or price list for any of the three. What it does publish is one Model Block page, and Sectors P, Q and R sit inside it.
That means most of what you hear about the differences between these sectors comes from agents and market reports, not from developer documents. Our Faisal Town Phase 2 guide covers the scheme as a whole. This article takes only these three sectors, and separates what is published from what is repeated.
A caution before the detail. The developer's pages say the Phase 2 NOC is not yet approved by the Rawalpindi Development Authority (RDA), and the Model Block page itself says "RDA NOC in process". If you want to see how sellers describe these sectors in practice, the open files on the Faisal Town Phase 2 listings page show the labels in use.
The short answer
| Sector | What the developer's Model Block page says | What market reports say | Published sector-level price |
|---|---|---|---|
| P | Named in the introduction and FAQ, but missing from the page's master plan section | Closest to the main gate at Thalian Interchange; residential and commercial plots | None |
| Q | Added when Sector O was extended, "due to demand" | Marketed as family oriented, with parks, a mosque and education facilities | None |
| R | Added with Q when Sector O was extended | Described only as offering "similar facilities" to the others | None |
The "market reports" column is not developer information. It comes from marketing material summarised in our scheme guide, and none of it has a rate sheet, plot count or map behind it. Treat it as a lead to check, not a fact.
How P, Q and R relate to Sector O
Sector O is the original Model Block. The developer says it later extended the block to Sectors Q and R because of demand. The block page then describes itself in three incompatible ways:
- The introduction says the block comprises Sectors O, P, Q and R.
- The master plan section says it is "classified into three sectors": O, Q and R, with no P.
- The FAQ says "three sectors" and then lists four letters.
So Sector P is either part of the block or it isn't, and the page can't decide. If a seller offers you a Sector P file, ask where it sits on the layout plan and which price list it was booked under.
The developer's separate master plan page lists P, Q and R in a band of five sectors, P to T, with no detail on any of them. It also groups the scheme into two blocks, the General Block and the Overseas Enclave, and doesn't mention the Model Block at all.
The page credits the block's master plan to the Meinhardt Group. That is the developer's statement, and we haven't been able to confirm it independently. It also doesn't change the practical point: a master plan is a design, and it isn't an approval.
What the developer does publish: one price list for the block
The Model Block page gives one price list. It doesn't split it by sector, which means Sectors O, P, Q and R share it.
| Plot size | Total (PKR lac) | Price with plot number (PKR lac) |
|---|---|---|
| 5.56 marla | 34.95 | 27.90 |
| 8 marla | 46.65 | 37.30 |
| 10.89 marla | 60.65 | 48.50 |
| 14.22 marla | 75.85 | 60.60 |
| 1 kanal | 101.55 | 81.20 |
Each total includes a PKR 20,000 registration fee, and the page says there are no 2-kanal plots in the block. The lower price applies when a plot number is assigned at booking. The 8-marla lower price appears as PKR 37.50 lac in the page text, so confirm yours in writing.
Plot sizes in the block
| Plot size | Dimensions | Area (developer figure) |
|---|---|---|
| 5.56 marla | 25 x 50 ft | 139 sq yd |
| 8 marla | 30 x 60 ft | 200 sq yd |
| 10.89 marla | 35 x 70 ft | 272 sq yd |
| 14.22 marla | 40 x 80 ft | 356 sq yd |
| 1 kanal | 50 x 90 ft | 500 sq yd |
The page's introduction says plots start at 5 marla, but its table starts at 5.56. Go by the table. If a seller offers you a 5-marla plot in these sectors, ask which size it really is.
Milkiyat.com finding: the developer publishes four sector letters and one price list. On the evidence available, nothing published justifies one of these sectors costing more than another. If a seller quotes a premium for "Sector P" or a discount for "Sector R", ask which developer document says so.
Milkiyat.com finding: bigger plots cost less per marla. At the lower price, a 5.56-marla plot works out to PKR 5.02 lac per marla, an 8-marla plot to PKR 4.66 lac, a 10.89-marla plot to PKR 4.45 lac and a 14.22-marla plot to PKR 4.26 lac. A 1-kanal plot (20 marla) comes to PKR 4.06 lac per marla, about 19% less than the smallest size. If the sector letter doesn't change the price, plot size does.
Is Sector P commercial?
Market reports say Sector P offers both residential and commercial plots. The developer's Model Block page says the opposite. Its FAQ calls the block primarily residential and lists no commercial plots.
One detail suggests where the commercial claim may come from. Reports quote Model Block commercial plots of 133.33, 222.22 and 333.33 square yards, from about PKR 100,000 per square yard, on 16 quarterly instalments. Converted at 25 square yards per marla, the smallest and largest are 5.33 and 13.33 marla. The developer's main Phase 2 page lists commercial plots from 5.33 to 13.33 marla on a 16-quarterly plan. The two lists may be the same one. Nothing connects it to Sector P, so don't assume any commercial plot you're offered sits there.
Location
Both the developer and the reports are vague here. The Model Block page gives only block-level location: beside the M-2 Motorway, near the Thalian Interchange, with Boulevard 25 (166 feet) as the main access and Boulevards 24 and 23 (120 feet each).
Market reports place Sector P closest to the main gate. The developer's Overseas Enclave page says that block is also close to the entrance gate at the Thalian Interchange. Both can't be the closest, so ask for the plot's position on the layout plan and check its distance from the gate yourself.
The page lists these drive times, all of them the developer's own estimates:
| Destination | Time claimed |
|---|---|
| Airport Avenue | 2 minutes |
| Main Chakri Road | 2 minutes |
| Thalian Road | 4 minutes |
| M-2 Motorway | 4 minutes |
| Thalian Interchange | 4 minutes |
| Rawalpindi Ring Road | 8 minutes |
| Islamabad-Rawalpindi Interchange | 8 minutes |
| Girja Road | 9 minutes |
| Srinagar Highway | 11 minutes |
| M-1 Motorway | 15 minutes |
"Airport Avenue" is a road name, which isn't the same as the airport terminal. The page also names Capital Smart City, Al-Haram City, Kingdom Valley and Top City-1 among the neighbouring developments. These figures apply to the block as a whole, not to any one sector, so time the drive yourself from the plot you're being offered, at a busy hour.
Development, possession and approval
The developer's Model Block page says land levelling is complete, roads and streets are under development, the main boulevard is near completion, and plot numbering is expected to begin "soon". It gives this at block level only. It doesn't say how far any individual sector has got.
Some market reports go further for Sector O, citing carpeted roads, confirmed plot numbers and about 80% completion. That doesn't match the developer's own wording, and it says nothing about P, Q or R. The page's metadata shows it was last modified on 27 June 2026, so the status may have moved on since.
No possession date is published for the block. The developer's main Phase 2 page says possession is expected in three to four years, with no block-wise timeline. RDA's show-cause notice of 31 October 2023 ordered the proprietors to stop development work, advertising and plot sales at Phase 2.
What to ask before buying in P, Q or R
- Which sector letter is printed on the allotment letter, and where is it on the layout plan?
- Which developer price list was the file booked under, and what is the exact price?
- Has a plot number been assigned? The lower price depends on it.
- Is the plot residential or commercial, and what is the exact area?
- What is the approval position for that sector, in writing?
- If it's an open file, how does the ask compare with the developer's price for the same size?
Who these sectors suit
For a buyer who can pay the lower price up front and leave the money untouched for years, the Model Block offers the same published prices as the other blocks and a plot-numbering stage the developer says is expected to begin soon. The lower price depends on a plot number being assigned at booking, though, and the developer says numbering is still to begin. Until that happens, it isn't clear exactly what a booking secures.
Anyone who needs a plot they can build on, transfer or resell without friction should wait until RDA itself confirms approval. A sector letter, whether P, Q or R, isn't an approval.
FAQs
What are Sectors P, Q and R in Faisal Town Phase 2?
They are sectors the developer links to its Model Block. Sector O was the original block, and Q and R were added when it was extended. The developer's page is inconsistent about whether P is part of it.
Do Sectors P, Q and R have different prices?
Not on anything the developer publishes. The Model Block page gives one price list for the whole block, from PKR 27.90 lac to PKR 81.20 lac with a plot number.
Is Sector P commercial or residential?
Market reports say both. The developer's Model Block page describes the block as primarily residential and lists no commercial plots, so ask for the plot's classification in writing.
Which is better, Sector P, Q or R?
Milkiyat doesn't rank them. The developer publishes no sector-level data, and none of the three has a confirmed NOC. Compare plot position, price list, plot number and approval status instead.
Is Sector Q family oriented?
Market reports describe it that way, with parks, a mosque and education facilities. The developer's Model Block page doesn't give amenities for any particular sector.
Are Sectors P, Q and R approved?
Not on the evidence Milkiyat can verify. The developer's own pages say the Phase 2 NOC is not yet approved. Check RDA's live record before paying.
When will Sectors P, Q and R be handed over?
No possession date is published for them. The developer's main Phase 2 page says possession is expected in three to four years, with no timeline for any sector.
