The house finishing cost per sq ft in Pakistan in 2026 is about Rs 3,800 to Rs 4,800 per square foot of covered area for a standard B-category finish, at November 2026 rates. A basic C-category finish costs about Rs 2,300 to Rs 2,800 per sq ft. A-category finishing runs Rs 5,900 to Rs 7,500, and luxury homes can go well past Rs 10,000. Finishing usually takes half or more of the total construction budget, so it is where most of your money is decided.
This guide breaks finishing down item by item for each category, compares Islamabad, Rawalpindi and Lahore, and gives full finishing budgets for 5 marla, 10 marla and 1 kanal houses. To see the grey structure side as well, enter your covered area in the Milkiyat construction cost calculator.
Finishing Cost Per Sq Ft by Category (November 2026)
| Category | Finishing cost per sq ft | Typical use |
|---|---|---|
| C-category (economy) | Rs 2,300 – 2,800 | Rental houses, first homes, tight budgets |
| B-category (standard) | Rs 3,800 – 4,800 | Most family homes in sectors and societies |
| A-category (premium) | Rs 5,900 – 7,500 | Higher-end homes in DHA, Bahria and F/E sectors |
| Luxury | Rs 8,000 – 12,000+ | Designer homes with imported finishes and smart systems |
Rates are per sq ft of covered area (every floor added together), including material and labour, at late-October 2026 prices. They are estimates and vary by brand, design and contractor.
Finishing covers everything after the grey structure (dhancha): floor and wall tiles, bathrooms and sanitary fittings, kitchens, doors, windows, wardrobes, wiring and light fittings, water tanks and geysers, paint, false ceilings, the front elevation, and the main gate, grills and railings.
What You Get in A, B and C Category Finishing
The category is not a fixed standard. It is a common way builders describe the level of brands and workmanship. Here is what each level usually means in practice.
| Item | C-category | B-category | A-category |
|---|---|---|---|
| Floors | Local ceramic tiles | Local porcelain tiles (60 x 60) | Large-format imported porcelain or marble |
| Bathrooms | Basic local sanitary ware, standard taps | Good local brands, concealed fittings | Imported sanitary ware, rain showers, vanities |
| Kitchen | Simple laminate cabinets, one kitchen | Lacquer or laminate kitchen, dry kitchen on bigger houses | Acrylic or high-gloss kitchen, quartz top, built-in appliances space |
| Doors | Ply or semi-solid doors | Solid-core wooden doors | Solid wood or designer doors with premium hardware |
| Windows | Basic aluminium | Good aluminium or uPVC | Premium uPVC or thermal-break aluminium, double glazing |
| Wardrobes | Few or none | Built-in in all bedrooms | Full-height designer wardrobes |
| Electrical | Local wire, basic switches | Branded wire, good switches, LED lights | Premium switches, designer lights, smart points |
| Ceilings | Plain plaster | Gypsum ceiling in main rooms | Gypsum or designer ceilings throughout |
| Elevation | Paint or simple texture | Stone or texture with some cladding | Stone, cladding, glass, feature lighting |
| Paint | Emulsion | Branded emulsion, weather coat outside | Premium emulsion, texture and feature walls |
Two houses can both be called "A-category" and still differ by Rs 1,500 per sq ft or more. Always ask for a written list of brands and models, not just a category name.
Finishing Cost Breakdown by Item (10 Marla Example)
To show where the money goes, here is a full finishing budget for a 10 marla double-storey house of 3,400 sq ft in Islamabad at each category. The house has five bedrooms and five bathrooms; the B and A versions also have a kitchen on each floor.
| Finishing item | C-category | B-category | A-category |
|---|---|---|---|
| Flooring tiles, skirting, stairs | Rs 13 lakh | Rs 19.5 lakh | Rs 36 lakh |
| Bathrooms: tiles and sanitary fittings | Rs 17 lakh | Rs 27.5 lakh | Rs 42 lakh |
| Kitchens | Rs 10 lakh | Rs 17 lakh | Rs 28 lakh |
| Doors | Rs 8 lakh | Rs 11.5 lakh | Rs 18 lakh |
| Windows, glass and mesh | Rs 7 lakh | Rs 9.5 lakh | Rs 16 lakh |
| Wardrobes and woodwork | Rs 4 lakh | Rs 9 lakh | Rs 15 lakh |
| Wiring, switches, light fittings | Rs 10 lakh | Rs 13.5 lakh | Rs 21 lakh |
| Tanks, pumps, geysers | Rs 4.5 lakh | Rs 6 lakh | Rs 9 lakh |
| Paint (inside and outside) | Rs 4.8 lakh | Rs 6.5 lakh | Rs 9.5 lakh |
| False ceiling | Rs 1.2 lakh | Rs 3.5 lakh | Rs 8 lakh |
| Front elevation | Rs 4 lakh | Rs 8 lakh | Rs 14 lakh |
| Gate, grills, railings | Rs 4.5 lakh | Rs 6.5 lakh | Rs 8.5 lakh |
| Finishing total | Rs 88 lakh | Rs 1.38 crore | Rs 2.25 crore |
| Per sq ft | Rs 2,588 | Rs 4,059 | Rs 6,618 |
All three are planning allowances, not quotes. They include material and fixing labour.
The table shows a clear pattern. Bathrooms, kitchens and flooring take about half of the finishing budget at every level. These three are also where an upgrade costs most, so they are the first places to decide your priorities.

Finishing Cost Per Sq Ft for Each Item
Breaking the totals down per sq ft of covered area makes them easier to apply to any house size.
| Item | C (per sq ft) | B (per sq ft) | A (per sq ft) |
|---|---|---|---|
| Flooring | Rs 382 | Rs 574 | Rs 1,059 |
| Bathrooms | Rs 500 | Rs 809 | Rs 1,235 |
| Kitchens | Rs 294 | Rs 500 | Rs 824 |
| Doors | Rs 235 | Rs 338 | Rs 529 |
| Windows | Rs 206 | Rs 279 | Rs 471 |
| Wardrobes and woodwork | Rs 118 | Rs 265 | Rs 441 |
| Electrical | Rs 294 | Rs 397 | Rs 618 |
| Tanks, pumps, geysers | Rs 132 | Rs 176 | Rs 265 |
| Paint | Rs 141 | Rs 191 | Rs 279 |
| False ceiling | Rs 35 | Rs 103 | Rs 235 |
| Front elevation | Rs 118 | Rs 235 | Rs 412 |
| Gate, grills, railings | Rs 132 | Rs 191 | Rs 250 |
These per-item rates are based on a 10 marla house. On smaller houses, bathrooms and kitchens take a bigger share, so their per sq ft cost rises. On a 1 kanal house it falls.
House Finishing Cost by Plot Size
| House | Covered area | C-category | B-category | A-category |
|---|---|---|---|---|
| 5 Marla | 2,000 sq ft | Rs 46 – 56 lakh | Rs 76 – 96 lakh | Rs 1.18 – 1.50 crore |
| 10 Marla | 3,400 sq ft | Rs 78 – 95 lakh | Rs 1.29 – 1.63 crore | Rs 2.01 – 2.55 crore |
| 1 Kanal | 5,200 sq ft | Rs 1.20 – 1.46 crore | Rs 1.98 – 2.50 crore | Rs 3.07 – 3.90 crore |
5 marla house finishing cost: a standard B-category finish for a 2,000 sq ft double-storey house works out to about Rs 84 lakh in our worked budget. That is about Rs 4,220 per sq ft, at the upper end of the band, because a small house packs three bathrooms and two kitchens into less floor area.
10 marla house finishing cost: about Rs 1.38 crore for B-category, as in the item table above.
1 kanal house finishing cost: about Rs 1.98 crore for B-category in our worked 1 kanal budget (Rs 3,802 per sq ft). Bigger houses spread their kitchens and bathrooms over more area. For the full line-by-line budget, see our guide on 1 kanal house construction cost.
Finishing Cost Per Marla
Because people often think in marla, here is the same finishing cost expressed per marla of plot. Small houses carry more covered area per marla, so their finishing cost per marla is higher.
| House | Covered area per marla | C per marla | B per marla | A per marla |
|---|---|---|---|---|
| 5 Marla | About 400 sq ft | Rs 9.2 – 11.2 lakh | Rs 15.2 – 19.2 lakh | Rs 23.6 – 30.0 lakh |
| 10 Marla | About 340 sq ft | Rs 7.8 – 9.5 lakh | Rs 12.9 – 16.3 lakh | Rs 20.1 – 25.5 lakh |
| 1 Kanal | About 260 sq ft | Rs 6.0 – 7.3 lakh | Rs 9.9 – 12.5 lakh | Rs 15.3 – 19.5 lakh |
Per marla = covered area per marla × finishing rate per sq ft.
Use these figures only for a first estimate. Two houses on the same plot size can have very different covered areas, so always work from the real covered area once you have drawings.
Luxury Finishing Cost Per Sq Ft
Luxury finishing in Pakistan usually starts around Rs 8,000 per sq ft and can pass Rs 12,000 in large DHA and Bahria homes. What pushes it above A-category:
- Imported Italian or Spanish porcelain, or book-matched marble, in all main areas
- Designer bathrooms with wall-hung fittings, frameless glass and imported vanities
- Fully fitted kitchens with built-in appliances and stone worktops
- Smart lighting, automation and video door systems
- Ducted or VRF air conditioning planned into the ceilings
- Solid wood panelling, feature staircases and custom wardrobes
- Double-glazed thermal windows and large sliding glass doors
- Landscape lighting and designed outdoor areas
At this level, design and coordination matter as much as materials. An interior designer or architect who supervises the finishing usually charges a separate fee, so budget for it from the start.
Finishing Rate Per Sq Ft in Islamabad, Rawalpindi and Lahore
Most finishing materials, such as branded tiles, sanitary ware, paint and wire, sell at similar prices across major cities. The difference comes mainly from labour and transport.
| Category | Islamabad / Rawalpindi | Lahore |
|---|---|---|
| C-category | Rs 2,300 – 2,800 | Rs 2,200 – 2,700 |
| B-category | Rs 3,800 – 4,800 | Rs 3,650 – 4,600 |
| A-category | Rs 5,900 – 7,500 | Rs 5,700 – 7,200 |
Lahore usually comes in about 3% to 5% below the twin cities for finishing. Its larger pool of tile masons, painters and carpenters keeps labour rates lower, and it is closer to many tile and sanitary distributors. Rawalpindi and Islamabad move almost together.
If you are building in Lahore, the Lahore construction cost calculator lets you check grey structure and finishing together against Lahore rates.
Grey Structure vs Finishing Cost
One of the most common questions is how the budget splits between the shell and the finishing. The answer depends mostly on the finishing category.
| Category | Grey structure (per sq ft) | Finishing (per sq ft) | Finishing share of total |
|---|---|---|---|
| C-category | Rs 3,300 – 3,600 | Rs 2,300 – 2,800 | About 42% |
| B-category | Rs 3,700 – 4,100 | Rs 3,800 – 4,800 | About 52% |
| A-category | Rs 4,100 – 4,500 | Rs 5,900 – 7,500 | About 61% |
| Luxury | Rs 4,300 – 4,700 | Rs 8,000 – 12,000+ | About 69% |
Grey structure costs change only a little between categories, because a safe structure needs similar cement and steel whatever the finish. Finishing costs can more than double. So when two houses on the same plot have very different budgets, the difference is almost always in the finishing.
A practical rule: never cut the grey structure to pay for finishing. Waterproofing, steel and concrete can't be upgraded later, but tiles, lights and fittings can.
Finishing Labour Rate Per Sq Ft
Finishing trades are usually hired separately, each on its own rate. These are labour-only rates; the owner supplies the material.
| Work | Typical labour rate (late 2026) |
|---|---|
| Floor tile fixing | Rs 60 – 100 per sq ft of tiled floor |
| Wall tile fixing (bathrooms, kitchen) | Rs 70 – 110 per sq ft of tiled wall |
| Marble fixing and polishing | Rs 100 – 180 per sq ft |
| Paint (putty, primer and two coats) | Rs 15 – 25 per sq ft of wall and ceiling area |
| Plumbing (complete house) | Rs 50 – 80 per sq ft of covered area |
| Electrical wiring and fitting | Rs 50 – 90 per sq ft of covered area |
| Gypsum false ceiling | Rs 40 – 70 per sq ft of ceiling |
Added up across a whole house, finishing labour usually comes to about Rs 450 to Rs 700 per sq ft of covered area in Islamabad and Rawalpindi, and about Rs 400 to Rs 600 in Lahore.
Finishing Ka Kharcha: Where Budgets Go Over
Most finishing overruns come from a few predictable places:
- Bathrooms: one change from local to imported sanitary ware can add Rs 1 to Rs 2 lakh per bathroom.
- Kitchen: moving from laminate to acrylic or high-gloss cabinets with a quartz top can double the kitchen budget.
- Tiles: large-format tiles cost more to buy and to fix, and produce more wastage.
- Lighting: decorative lights and chandeliers are often bought one by one without a budget line.
- Elevation: stone cladding and glass are easy to add during construction and hard to price in advance.
- Late changes: moving a bathroom or adding a wardrobe after plaster means breaking finished work.
Set a written allowance for each of these before work starts, and treat anything above it as a deliberate upgrade.
How to Save on Finishing Without Looking Cheap
- Spend where you touch and see every day. Main bathroom fittings, kitchen worktops and the lounge floor matter more than the store room or the servant quarter.
- Mix categories. Use A-category finishes in the drawing room and main bathrooms, and B-category elsewhere.
- Buy tiles in one lot. Shade differences between batches waste money on replacements.
- Finish in stages if needed. Some families complete the ground floor first and finish the upper floor later.
- Keep the elevation simple and well detailed. A clean, well-built facade looks better than an expensive one built badly.
- Get three quotes for each trade on the same specification, and pay in stages.
Finishing Checklist Before You Hire
- A written brand and model list for tiles, sanitary ware, kitchen, doors, windows, wire, switches and paint
- A separate rate for each trade, or a clear all-in rate with every inclusion listed
- Sample tiles and fittings approved and kept on site for comparison
- Electrical and plumbing drawings showing every point, so nothing is added later
- A finishing schedule with dates for each trade
- Payment linked to completed and checked stages, with a 5% to 10% retention until handover
- A defects period, usually 3 to 6 months, written into the contract
Should You Finish or Buy Ready?
Finishing is where building your own house gives you the most control, but it is also where time and stress add up. Before you commit to a full A-category finish, compare the land plus total construction cost with ready houses of the same size. Look at current houses for sale in G-14 or a sector near your plot to see what finished homes sell for.
Building usually makes sense when you plan to live in the house for many years, want a layout that suits your family, or can supervise the work closely.
Buying usually wins when you need to move in soon, or when ready houses in your area sell for less than the land plus construction. Check the finish level carefully, because a cheap ready house may need lakhs of re-finishing.
A local agent can tell you which finish levels buyers in your area expect and pay extra for. Milkiyat lists property agents in G-14 Islamabad and in other sectors.
Factors That Change Finishing Cost
- Number of bathrooms and kitchens: each extra bathroom adds roughly Rs 4 to Rs 8 lakh at B-category.
- Area and buyer expectations: finishes in DHA, Bahria Town and the F and E sectors are usually higher than in outer schemes. Browse the Islamabad sectors and societies page on Milkiyat to compare areas.
- Imported vs local materials: imported items move with the rupee and import duties.
- Ceiling heights and room sizes: higher ceilings mean more paint, more cladding and bigger windows.
- Society rules: some societies control elevation materials and boundary wall height. If your plot is in Park View City Islamabad, check its current construction and elevation rules first.
- Contractor and workmanship: skilled tile masons and carpenters charge more, but poor fixing often has to be redone at full cost.
- Timing: buying tiles, sanitary ware and wire in one lot, before announced price rises, avoids paying more halfway through.
- Twin-city choice: finishing costs are almost the same in Rawalpindi, but plot prices are often lower. Browse Rawalpindi areas and societies on Milkiyat to compare.
What Finishing Rates Do Not Include
- Grey structure (shell, plaster, rough plumbing and conduits).
- Land. If you still need a plot, compare current plots for sale in Park View City Islamabad with sector prices.
- Air conditioners, kitchen appliances, curtains and furniture.
- Solar system, lift or swimming pool.
- Approvals and the completion certificate. In CDA sectors, CDA's procedures for building plans and completion certificates explain the final inspection.
- Contingency: keep about 10% of the finishing budget aside for price rises and changes.
How to Estimate Your Own Finishing Budget
- Get your covered area from your architect or approved plan, including the mumty.
- Choose a category for each part of the house. Many owners pick A for the drawing room and main bathrooms, and B for the rest.
- Count your bathrooms and kitchens. Each extra bathroom at B-category adds roughly Rs 4 to Rs 8 lakh, and each extra kitchen Rs 7 to Rs 10 lakh.
- Multiply covered area by the rate for your chosen category, then adjust for the extra or fewer bathrooms and kitchens.
- Add 10% contingency for price rises, breakage and small changes.
Worked example: a 10 marla house of 3,400 sq ft at B-category, Rs 4,059 per sq ft, gives about Rs 1.38 crore. With one extra bathroom (+Rs 6 lakh) and 10% contingency, the planning figure is about Rs 1.58 crore.
Finishing Timeline
On a typical double-storey house, finishing takes about 5 to 9 months after the grey structure is complete. The usual order is:
- Electrical and plumbing second fix, then ceilings
- Floor and wall tiling
- Doors, windows and woodwork
- Paint and polish
- Sanitary fittings, light fittings, kitchen and final cleaning
While the house is being finished, many families are still renting. Check current flats for rent in G-11, or near your plot, to budget for those months.
Frequently Asked Questions
Q1. What is the house finishing cost per sq ft in Pakistan in 2026?
About Rs 2,300 to Rs 2,800 for C-category, Rs 3,800 to Rs 4,800 for B-category, and Rs 5,900 to Rs 7,500 for A-category, per sq ft of covered area at late-October 2026 rates. Luxury finishes can exceed Rs 10,000.
Q2. What is the difference between A, B and C category finishing?
The category describes the level of brands and workmanship. C uses basic local materials, B uses good local brands with built-in wardrobes, and A uses imported or premium materials throughout. Always ask for a written list of brands, because categories are not an official standard.
Q3. How much does 5 marla house finishing cost?
For a 2,000 sq ft double-storey house, about Rs 46 to Rs 56 lakh at C-category, Rs 76 to Rs 96 lakh at B-category, and Rs 1.18 to Rs 1.50 crore at A-category.
Q4. How much does 10 marla house finishing cost?
For a 3,400 sq ft double-storey house, about Rs 88 lakh at C-category, Rs 1.38 crore at B-category and Rs 2.25 crore at A-category in our worked budgets.
Q5. Is finishing more expensive than grey structure?
At B-category and above, yes. Finishing is about half of the total at B-category and about 60% at A-category, while grey structure costs change only a little between categories.
Q6. What is the finishing labour rate per sq ft?
Finishing labour adds up to about Rs 450 to Rs 700 per sq ft of covered area in Islamabad and Rawalpindi, and Rs 400 to Rs 600 in Lahore. Tile fixing alone is about Rs 60 to Rs 110 per sq ft of tiled area.
Q7. Is it better to build and finish or to buy a ready house?
It depends on the area and how much time you have. If a full house is more than you need, also compare apartments for sale in Park View City Islamabad, which come already finished.
Conclusion
House finishing in Pakistan costs about Rs 3,800 to Rs 4,800 per sq ft for a standard B-category finish in late 2026, with C-category from about Rs 2,300 and A-category up to about Rs 7,500. Bathrooms, kitchens and flooring take half of the finishing budget at every level, so decide those first. Write down the brands for every item, set an allowance for the usual overrun areas, keep the grey structure strong, and upgrade fittings later if the budget is tight.
