Nimir Industrial Chemicals Limited has approved capital expenditure of Rs3 billion, approximately 11 million dollars, for three strategic projects, including a new Palmitic Acid plant, expansion of its Chlorinated Paraffin Wax and chlorine liquefaction plants, and relocation of an oleochemicals facility from Sheikhupura to Hub, Balochistan. The company disclosed the decision to the Pakistan Stock Exchange following board approval on 9 September 2026.
Why This Isn't Nimir's First Move Into Hub
This relocation builds on an already established company presence in the area rather than representing Nimir's entry into Hub for the first time. According to the company's own official disclosure documentation, Nimir completed acquisition of a soap manufacturing facility and its associated real estate in Hub, Balochistan from Procter & Gamble Pakistan in September 2024, taking operational control of that plant at the time. This new Rs3 billion investment, including the oleochemicals relocation specifically, therefore expands an already existing industrial footprint in Hub rather than establishing a new one.
What Each of the Three Projects Actually Involves
The new Palmitic Acid plant creates an entirely new business line for the company, with the product used in animal nutrition, particularly for dairy cattle, and the company has indicated additional products are planned for this same segment going forward. The Chlorinated Paraffin Wax and chlorine liquefaction plant expansions respond to demand the company says has increased significantly since CPW production was localised within Pakistan, with further growth expected in coming years. The oleochemicals plant relocation to Hub specifically is intended to strengthen the company's presence in Pakistan's southern region, support local demand there, and improve export opportunities through sea routes given Hub's coastal positioning.
Why Hub's Coastal Location Matters for This Specific Decision
Relocating an oleochemicals facility specifically to strengthen southern market presence and improve sea route export access reflects a deliberate strategic logic tied directly to Hub's geographic position, rather than a cost driven relocation alone. This kind of export oriented positioning decision is a genuinely different rationale from simply seeking cheaper land or utilities, and points to Hub's port proximity as a specific, valued asset for this particular investment.
When These Investments Are Expected to Deliver Returns
The company has indicated benefits from all three capital expenditure projects are expected to begin materialising from fiscal year 2028 onward, suggesting a multi year implementation and ramp up period before these investments contribute meaningfully to company performance.
What Remains Unconfirmed
Specific construction timelines for each of the three projects, and the precise scale of the Hub facility once the oleochemicals relocation is complete, have not been detailed in the company's disclosure. How this expanded Hub presence relates to broader industrial development plans already under discussion for the wider Hub area also remains a separate question this specific company announcement does not directly address.
What This Means for Industrial Land and Development Around Hub
This investment provides a further, concrete data point of industrial activity specifically choosing Hub, Balochistan, relevant to demand for industrial land, factory space, utilities, and logistics and warehousing capacity in the surrounding area. Given that this expansion builds on an already existing company facility acquired in 2024, it reflects incremental, established investor confidence in the location rather than a speculative new entrant, though the overall property market impact of this single investment remains comparatively modest relative to larger, area wide industrial zone proposals under discussion for the region. Businesses and investors evaluating industrial land near Hub should treat continued, incremental investment activity of this kind as one data point supporting the area's broader industrial development narrative, alongside any larger, formally proposed zone developments in the same vicinity.
