Updated file rates across DHA Lahore, Bahawalpur, Gujranwala, Quetta, and related Punjab housing schemes were published on 10 August 2026 by Lahore Real Estate, covering commercial and residential files, LDA City, Lake City, and Ravi Urban Development Authority (RUDA) projects.
Comparing this week's figures against Lahore Real Estate's 7 August update shows a mostly flat market with a few notable shifts. DHA Phase 10's 4-marla allocation file edged down from Rs158 lakh to Rs157 lakh, while its 4-marla affidavit file dropped from Rs164 lakh to Rs163.5 lakh — a marginal softening. Phase 10's 1-kanal allocation file also eased from Rs97.25 lakh to Rs96 lakh. On the commercial side, DHA Phase 7's 4-marla allocation file dropped from Rs140 lakh to Rs138 lakh, while Phase 9 Town's 4-marla allocation file fell from Rs230 lakh to Rs225 lakh. Most other categories — including DHA Phase 6 CCA-3 commercial files, Phase 9 Prism, Bahawalpur, Gujranwala, and Quetta files — held steady week-over-week.
DHA Phase 6 CCA-3 commercial files remain the most expensive tier in the Lahore market, with a 32-marla affidavit file priced at Rs6,400 lakh (Rs64 crore) and an 8-marla file at Rs1,200 lakh. DHA Phase 9 Prism commercial files continue trading at Rs215 lakh (affidavit) and Rs195 lakh (allocation) for 4 marla. Lahore Real Estate's investment note flags Phase 6 and Phase 9 Prism commercial files as the segment's strongest picks for investors targeting rental yield and long-term appreciation, given their prime locations and consistent demand.
In DHA Lahore's residential segment, Phase 5 (M-Extension) remains among the pricier established phases at Rs65 lakh for 5 marla and Rs210 lakh for 1 kanal. Newer and peripheral phases price considerably lower: Phase 13 (Ex-DHA City) 5-marla allocation files sit at Rs18.4 lakh, and Phase 11 (Rahbar Sector-4) 5-marla allocation files at Rs35 lakh — both well below Phase 8 and Phase 9 Town, where 5-marla files range from roughly Rs55–60 lakh.
DHA Bahawalpur's Sector Z remains its priciest zone, with 1-kanal affidavit files at Rs27.75 lakh versus Rs24.25 lakh for standard sectors. DHA Gujranwala's 1-kanal allocation file sits at Rs57.5 lakh, while DHA Quetta's 1-kanal open affidavit file trades at Rs26.5 lakh — notably lower than Punjab's major DHA phases, reflecting the smaller scale and lower demand base in these secondary markets. A single reference point for DHA Gandhara, Islamabad lists its 1-kanal residential file at Rs60 lakh.
Outside DHA, LDA City's Iqbal Sector prices a 10-marla file at Rs54 lakh, while Lake City Lahore's 10-marla allocation file (with all dues cleared) sits at Rs75 lakh — reflecting Lake City's more established infrastructure and amenity base relative to LDA City. RUDA's Sapphire Bay project, still in its earlier development phase along the Ravi riverfront, prices a 7-marla file at Rs16 lakh inclusive of development charges, positioning it as one of the more affordable entry points into a government-backed riverfront development.
File-rate movements this week were modest, suggesting the Lahore market is holding a relatively stable footing rather than showing sharp momentum in either direction. Buyers eyeing Phase 10 or Phase 7 could see marginally softer entry pricing this week compared to early August. As always with file-based transactions — as opposed to registered plots — buyers should verify a file's dues status, allocation authenticity, and transfer eligibility directly with DHA before committing funds; unlike a registered plot, a file's value depends heavily on developer and scheme-level trust.
