1 Kanal and 2 Kanal Plots in Faisal Town Phase 2: Sizes, Prices and Payment Plans

Overview

The big plots in Faisal Town Phase 2 are priced on two lists that sit about a quarter apart. A 1 kanal plot is PKR 80.55 lac on one and PKR 101.55 lac on the other, and a 2 kanal plot is PKR 150.95 lac against PKR 192.95 lac. Knowing which list a plot is on is worth more than knowing its size.

What size are 1 kanal and 2 kanal plots here?

The developer lists dimensions for each size.

The pages don't state the unit, but their other dimensions only make sense in feet. The areas are our arithmetic.

The developer counts 225 sq ft to a marla, which is why 40 x 80 comes to 14.22. On that measure a kanal is 20 marla. Some land records count a marla differently, so compare any listing by area in square feet or square yards, not by the marla or kanal label.

How much do 1 kanal and 2 kanal plots cost?

The developer publishes two sets of figures, and they don't agree. The residential schedule is on the main Phase 2 page. The other set appears on the Overseas Enclave page, the Model Block page and the General Block page, with the same numbers on each.

The lump sum is what the developer calls a 20% discount for paying in full at booking. Prices are "subject to change" on the developer's pages.

Milkiyat.com finding: the gap between the lists grows with the plot

The other lists cost more than the residential schedule at every size, and the gap widens as plots get bigger.

On a 2 kanal plot that's PKR 42 lac for the same area. The developer doesn't explain the difference, and it doesn't say which list a given file falls under. Ask for it in writing. Our Faisal Town Phase 2 plot prices guide puts every size and list on one page.

What is the price per marla?

At the lump sum, the bigger plots cost less per marla on both lists.

Going from 1 kanal to 2 kanal saves about 5% or 6% per marla. Against the smallest size, a 2 kanal plot is about 23% cheaper per marla on the other lists (3.86 against 5.02 for 5.56 marla) and about 25% cheaper on the residential schedule (3.02 against 4.03). What are the payment plans?

The residential schedule is an 18-instalment plan. The first 17 instalments are one amount and the last is higher.

The Overseas Enclave schedule on the main page has the same shape on the higher prices.

The page describes the residential plan as quarterly, which would stretch it to about four and a half years. Its text elsewhere refers to 17 quarterly instalments, so confirm the count and the frequency in writing. The page doesn't state how often the Overseas Enclave instalments fall.

The General Block and Overseas Enclave block pages show a different plan, with a down payment and 36 monthly instalments.

What does paying in instalments cost?

Take the 1 kanal plot. On the other lists the lump sum is PKR 81.20 lac. With a down payment of PKR 34.95 lac on the monthly plan, PKR 46.25 lac of the cash price is outstanding, and you repay PKR 66.60 lac over 36 months. That's PKR 20.35 lac more. For 2 kanal, PKR 94.55 lac outstanding becomes PKR 133.20 lac repaid, PKR 38.65 lac more.

On the residential plan, a 1 kanal buyer owes PKR 51.75 lac of the lump sum after the down payment and repays PKR 67.90 lac, which is PKR 16.15 lac more, but over a longer time.

Across the totals, instalment prices are about 25% above the lump sum on every size and list (80.55 ÷ 64.40 = 1.25). If you hold the cash, the lump sum is the cheaper plot. Our payment plan guide covers the plans in full.

Which blocks sell 1 kanal and 2 kanal plots?

Not all of them.

• Model Block (Sector O): The developer's pages list 14.22 marla and 1 kanal here, but no 2 kanal. The page says Model Block plots are on full payment only.
• Overseas Enclave: The page calls it ideal for Pakistanis living abroad and welcomes overseas buyers. It lists all three sizes, including 2 kanal.
• General Block: It lists all three sizes, on the same prices as the Overseas Enclave.
• Residential schedule: The main page lists all three sizes without naming a block.

The developer doesn't map plot sizes to sectors, so ask for the sector, block and plot number in writing. Without them you can't tell which price list applies.

Is a bigger plot better value?

On price per marla, yes, by 5% to 6% for each step up. Two things work against it.

• Cash outlay: A 2 kanal plot needs PKR 15.55 lac down on the residential plan and PKR 59.75 lac on the 36-month plan. The lump sum is PKR 1.21 crore on the residential list and PKR 1.54 crore on the others.
• Pricing list: The extra PKR 42 lac on the other lists is more than the saving per marla from buying big.

Plots this large are more exposed to the approval position than small ones, because more of your money is tied to land that isn't yet approved. None of the sizes can be built on until the plot has a number, a sector and an approved layout, which depends on the NOC.

How do large-plot listings compare?

You can filter the Faisal Town Phase 2 plot listings and compare each ask with the table above. Divide the ask by the area in marla, and compare it with the lump-sum figure for the same size. Ask which list the seller is using, and whether the listing is a file or a numbered plot. We haven't compared 1 kanal or 2 kanal asks here because we didn't find enough listings to draw a conclusion.

What should you check before booking?

1. Ask which price list the plot is on, and get the total in writing.
2. Ask for the area in square feet or square yards, not just "1 kanal".
3. Get the sector, block and plot number, or confirmation that none has been assigned.
4. For 2 kanal, confirm it's offered in the block you're buying in. The Model Block doesn't list it.
5. Check every receipt against the payment schedule, in the company's name.
6. Pay by a traceable route, never into a dealer's personal account.
