8 and 10 Marla Plots in Faisal Town Phase 2: Sizes, Prices and Payment Plans

This guide covers 8 and 10 marla plots. For all sizes side by side, see our plot prices guide.
Overview
If you're looking for a 10 marla plot in Faisal Town Phase 2, you won't find one on the developer's price lists. It sells 8 marla and 10.89 marla, and the difference matters when you compare a listing with a rate sheet.
Both sizes sit in the middle of the scheme's range, which runs from 5.56 marla to 2 kanal. For the scheme as a whole, see our Faisal Town Phase 2 guide.
You can see how sellers describe these sizes on the Faisal Town Phase 2 listings page. One caution before the numbers: the developer's own pages say the Phase 2 NOC is not yet approved by the Rawalpindi Development Authority (RDA).
What size is an 8 marla or 10 marla plot here?
The developer gives dimensions for every size. These are the two this guide covers:
| Size | Dimensions | Area (sq ft) | Area (sq yd) |
|---|---|---|---|
| 8 marla | 30 x 60 ft | 1,800 | 200 |
| 10.89 marla | 35 x 70 ft | 2,450 | 272 |
The developer's marla works out at 225 sq ft, or 25 sq yd. That's why 35 x 70 comes to 10.89 and not 10. A plot of exactly 10 marla on this measure would be 2,250 sq ft, so the 10.89 marla plot is about 9% bigger than the "10 marla" in most seller ads.
Some land records count a marla differently. So when you compare a listing with the developer's list, compare the area in square feet or square yards, and ask for it in writing.
How much do 8 and 10 marla plots cost?
It depends on which price list you're on. The developer publishes more than one, and they don't agree.
| List | 8 marla total (PKR lac) | 10.89 marla total (PKR lac) | 8 marla lump sum (PKR lac) | 10.89 marla lump sum (PKR lac) |
|---|---|---|---|---|
| Residential schedule (main page) | 38.25 | 49.25 | 30.60 | 39.40 |
| Overseas Enclave (main page and block page) | 46.65 | 60.65 | 37.30 | 48.50 |
| Model Block | 46.65 | 60.65 | 37.30 | 48.50 |
| General Block | 46.65 | 60.65 | 37.30 | 48.50 |
The lump sum is what the developer calls a 20% discount for paying in full at booking. The Model Block page, which says the discounted price applies with a plot number, prints the 8 marla figure as PKR 37.50 lac in one place and 37.30 lac in another. We've used 37.30.
Milkiyat.com finding: the list matters more than the size
The same plot costs very different amounts depending on which list it's sold on. An 8 marla plot is PKR 8.40 lac more on the Overseas Enclave, Model Block and General Block lists than on the residential schedule, about 22% higher. A 10.89 marla plot is PKR 11.40 lac more, about 23% higher.
Per marla at the lump sum, the picture looks like this:
| List | 8 marla (PKR lac per marla) | 10.89 marla (PKR lac per marla) |
|---|---|---|
| Residential schedule | 3.83 | 3.62 |
| Overseas Enclave, Model Block, General Block | 4.66 | 4.45 |
So the bigger plot costs about 5% less per marla on either list, but the list changes the price by more than the size does. Our Faisal Town Phase 2 plot prices guide puts every size on one page.
What are the payment plans for 8 and 10 marla?
The residential schedule on the developer's main page is an 18-instalment plan. The first 17 instalments are one amount, and the last is higher.
| 8 marla (PKR lac) | 10.89 marla (PKR lac) | |
|---|---|---|
| Down payment | 7.25 | 8.45 |
| Instalments 1 to 17 (each) | 1.70 | 2.25 |
| 18th instalment | 2.10 | 2.55 |
| Total | 38.25 | 49.25 |
The page calls these quarterly instalments, which would put the plan at about four and a half years. Its meta description says 17, so confirm the count in writing.
The Overseas Enclave plan on the same page has the same shape, but the page doesn't say how often the instalments fall.
| 8 marla (PKR lac) | 10.89 marla (PKR lac) | |
|---|---|---|
| Down payment | 7.50 | 8.90 |
| Instalments 1 to 17 (each) | 2.15 | 2.85 |
| 18th instalment | 2.60 | 3.30 |
| Total | 46.65 | 60.65 |
The Overseas Enclave and General Block pages also show a 36-month plan with monthly instalments.
| 8 marla (PKR lac) | 10.89 marla (PKR lac) | |
|---|---|---|
| Down payment | 17.85 | 22.85 |
| Monthly instalment | 0.80 | 1.05 |
| Total | 46.65 | 60.65 |
What does paying in instalments cost?
Take the 8 marla plot on the 36-month plan. The lump sum is PKR 37.30 lac and the down payment is PKR 17.85 lac, so PKR 19.45 lac of the cash price is still outstanding. You pay PKR 28.80 lac over 36 months to clear it, which is PKR 9.35 lac more. For the 10.89 marla plot the figures are PKR 25.65 lac outstanding, PKR 37.80 lac repaid and PKR 12.15 lac extra.
On the residential 18-instalment plan the 8 marla buyer owes PKR 23.35 lac of the lump sum after the down payment and repays PKR 31.00 lac, PKR 7.65 lac more, but over a longer period.
Across the totals, instalment prices are 25% above the lump sum (38.25 ÷ 30.60 = 1.25). Whether that's worth it depends on what else you can do with the cash. If you have it, the lump sum is the cheaper plot. Our payment plan guide covers the plans in full.
Which sectors have 8 and 10 marla plots?
The developer doesn't say. The main page groups the scheme's sectors, but it doesn't match plot sizes to sectors. The only sector-specific prices it gives for these two sizes are for Sector O, the first Model Block sector, and those are cash prices with only a lump-sum discount. See our Sector O guide for what that sector offers.
The Model Block page is also inconsistent about its own sectors, naming O, Q and R in one place and O, P, Q and R in another.
So for any 8 or 10 marla plot, ask the seller or the developer for the sector, block and plot number in writing. Without them you can't tell which price list applies.
8 marla or 10 marla: which should you choose?
The numbers decide most of it.
- Entry cost: The 8 marla plot needs PKR 1.20 lac less down on the residential plan (7.25 against 8.45) and PKR 5.00 lac less on the 36-month plan.
- Price per marla: The 10.89 marla plot is about 5% cheaper.
- Frontage: 35 ft against 30 ft, and 2,450 sq ft against 1,800.
- Resale: Smaller plots are generally easier to resell, but we don't have Faisal Town Phase 2 data to show that here.
None of this applies until the plot has a number, a sector and an approved layout. That depends on the NOC, which is still pending.
What do 8 and 10 marla listings ask?
The Faisal Town Phase 2 plot listings on Milkiyat show how sellers price these sizes. As of 10 October 2026, one 10 marla listing, labelled J-2 and tagged pre-launch, asked PKR 35 lac, or PKR 3.50 lac per marla.
Against the developer's lump sums per marla, that is:
- about 3% below the residential schedule (3.62 for 10.89 marla)
- about 21% below the Overseas Enclave, Model Block and General Block lists (4.45)
The listing doesn't say which list it's priced against, and "J-2" isn't defined on the developer's pages. The size doesn't match either, since the listing says 10 marla and the developer's size is 10.89. Treat the comparison as a prompt to ask questions, not as a market average. You can filter by plot on the Faisal Town Phase 2 plot listings and check each ask the same way.
What should you check before booking?
- Ask which price list the plot is on, and get the total in writing.
- Ask for the area in square feet or square yards, not just the marla count.
- Get the sector, block and plot number, or confirmation that none has been assigned.
- Check every receipt against the payment schedule, in the company's name.
- Pay by a traceable route, never into a dealer's personal account.
- Confirm the current approval position with RDA.
The approval position affects all six. Our Faisal Town Phase 2 NOC guide explains what is and isn't approved, and why it matters for the plot you're buying.
