How to Book a Plot in Faisal Town Phase 2: Sales Office, Booking Form and Payment

This guide covers how to book with the developer. For buying an existing file from a seller, see our open files guide.
Overview
Booking a plot in Faisal Town Phase 2 is paperwork and a payment. You complete a form, attach your documents and pay the down payment. What the developer's pages don't give you is a bank account, a sales office address on the main page or a fraud warning, and those are the parts buyers most often need.
This guide follows the booking process step by step, using what the developer publishes, and points out the gaps. For the scheme as a whole, see our Faisal Town Phase 2 guide.
If you'd rather buy a file from an existing holder, the Faisal Town Phase 2 listings page shows what sellers ask, and the rules are different. One caution first: the developer's own pages say the Phase 2 NOC is not yet approved by the Rawalpindi Development Authority (RDA).
How do you book a plot, step by step?
The developer describes the process on two pages, its main Phase 2 page and a booking-process page, and the order of steps differs slightly. Putting them together:
- Choose a plot size and price list. Check the price list and plan before you apply. Our payment plan guide covers them.
- Get the application form. The main page says to download it. Neither page links the form directly, so ask the sales office for the current one.
- Fill it in accurately. It asks for your details, plot size and nominee.
- Attach your documents. See the next section.
- Pay the down payment by one of the designated methods.
- Confirm the payment with the management and get the receipt.
- Apply for confirmation and keep copies of everything.
On the main page, payment comes before you contact the company. On the booking-process page, you confirm payment with the management first and then submit the form with proof. Either way, ask the sales office to confirm the order, and don't pay anything until you've confirmed where it should go.
What documents do you need?
- A photocopy of the applicant's CNIC (a NICOP for overseas clients, and the booking-process page asks for two copies)
- A photocopy of the nominee's CNIC
- A passport-size photograph of the applicant
- Proof of the booking payment
The booking-process page also asks for a photograph of the next of kin. The main page doesn't mention it, so bring one. The nominee is the person who receives the file if you can't. Choose carefully, because changing one later is a transfer matter the developer doesn't describe.
How can you pay?
The developer's two pages list different channels.
| Page | Channels it names |
|---|---|
| Main Phase 2 page | Cash, cheque or pay order |
| Booking-process page (FAQ) | Pay order or demand draft in favour of "Faisal Town" preferred. Bank transfer and cash also accepted. Cheques generally not recommended. |
Neither page publishes a bank name, account number or account title. For online booking, the booking-process page says to contact the company on WhatsApp to get "the official bank account", transfer the down payment, send the receipt, and then send scanned CNIC copies and photographs. The documents come back digitally.
That means the account details reach you by message, which is where most booking problems start. Before you transfer anything:
- Confirm the account title is the company's, and not a person's, with the sales office by phone.
- Get the account details in writing from the sales office, not from a dealer.
- Keep the transfer receipt and ask for the company's receipt in return.
The page's own advice to overseas clients is to confirm the payment channel with the management before paying. That applies to everyone.
Where is the sales office?
The main page gives a phone and WhatsApp number, +92 336 5500556, and hours of Monday to Friday 10:30 am to 6:30 pm and Saturday 10:30 am to 4:30 pm. It gives no sales office address and no email.
The booking-process page's FAQ gives the head office as Faisal Tower, Main Fateh Jang Road, near Tarnol Interchange, Rawalpindi. The scheme is promoted as an Islamabad project, so confirm the address by phone before you travel. Check the number against the developer's own page, not a dealer's card.
What do you receive after booking?
The booking-process page says the plot number is confirmed the same day on full payment, and that the receipt can be checked through the Faisal Town Member Portal or at the head office. It says digital booking documents are sent back to you. It doesn't mention an allotment letter or a file.
That sits oddly with the Model Block page, which says plot numbering is "expected to begin soon". So ask exactly what you'll receive, and whether it carries a sector, block and plot number. Our guide to open files, allocation and balloting explains what each document means, and our guide to verifying a Faisal Town Phase 2 file shows how to check it.
How much do you pay at booking?
It depends on the plan. For the 5.56 marla plot, the developer's own figures give three different down payments:
| Plan | Down payment (PKR lac) |
|---|---|
| Residential schedule, 18 instalments (main page) | 5.95 |
| Overseas Enclave, 18 instalments (main page) | 6.90 |
| Overseas Enclave and General Block, 36 monthly instalments | 13.35 |
The booking-process page says the down payment "starts at" PKR 13.35 lac for a 5.56 marla plot. That's the highest of the three, so don't assume it applies to every plan.
What does cancelling cost?
The booking-process page says a booking can be cancelled, a 20% service charge applies, and the rest is refunded. It doesn't say what the 20% is charged on, and it gives no refund timeline.
Milkiyat.com finding: a bigger down payment makes backing out costlier
If the 20% applies to the down payment, cancelling right after booking a 5.56 marla plot costs about PKR 1.19 lac on the residential plan (20% of 5.95), PKR 1.38 lac on the 18-instalment Overseas Enclave plan (20% of 6.90) and PKR 2.67 lac on the 36-month plan (20% of 13.35). That's an illustration, not the developer's rule. Ask what the charge applies to, and get the answer in writing before you pay.
How do you avoid paying the wrong person?
The developer's pages carry no fraud warning and no list of authorised dealers. These are the checks that matter at the booking stage. Our guide to fraud red flags in Faisal Town Phase 2 goes further.
- A search for the scheme returns several websites with similar names. We haven't verified them, and the developer's pages don't list them. Use the developer's own page, and confirm contact numbers on it.
- Pay only into an account the sales office confirms in writing, and never into a personal account.
- Be wary of anyone promising a plot number, a balloted file or a discount that isn't on the developer's price list.
- Get a receipt in the company's name for every payment, and check it with the developer.
What should you check before you pay?
- Which price list and plan you're booking, in writing.
- The current booking form, and the documents it asks for.
- The account title and details, confirmed by phone with the sales office.
- What you'll receive: receipt, file or allotment, and whether it has a plot number.
- What the 20% cancellation charge applies to, and the refund timeline.
- The approval position. Our Faisal Town Phase 2 NOC guide explains what is and isn't approved.
