At a Glance: No source publishes a dated price series for Faisal Town Phase 2. The one developer-stated rise is a 5 marla plot going from PKR 29.70 lac to 39.40 lac (+32.7%), undated. That beats inflation only if the old price dates from mid-2024 or later. The same plot is priced up to about 41% apart on the developer's own pages.

This guide covers price history and returns. For today's price lists by size, see our plot prices guide.

Overview

Nobody publishes a Faisal Town Phase 2 price history, so any claim about the price trend rests on a few undated figures. Not the developer, and not any approved source we could find. What exists is a handful of undated price points, one rise the developer states, and confident talk about investment return.

This guide separates what can be documented from what can't, and sets the one stated rise against inflation. For the scheme as a whole, see our Faisal Town Phase 2 guide.

If you want today's asks instead, the Faisal Town Phase 2 listings page shows what sellers want. One caution: the developer's own pages say the Phase 2 NOC is not yet approved by the Rawalpindi Development Authority (RDA).

Is there a Faisal Town Phase 2 price history?

No. The developer's pages give no launch price and no rates for 2022, 2023, 2024 or 2025. The main Phase 2 page says only that "the plot price will rise soon". A Milkiyat guide on the scheme says the older introductory pricing windows are closed, without giving the earlier prices.

The 2022 start in this article's title comes from our publishing plan, not from a document. The earliest dated record we can cite is an Associated Press of Pakistan report of 31 October 2023, which says the Rawalpindi Development Authority issued a show-cause notice because Phase II was being launched without approval. It was told to stop development work, advertising and plot sales at Mera Kalan, Kolian Par and Dhalla.

What price points can we actually cite?

Four, and they don't line up. All four are for the developer's smallest residential plot, 25 x 50 ft. The developer's revision page calls it "5 marla", but its rate of PKR 28,523 per square yard fits the 5.56 marla plot (about 139 sq yd) at PKR 39.6 lac, so we treat them as the same plot and compare per square yard.

Source (date)Price (PKR lac)Per sq yd (PKR)
Main page residential schedule (updated 25 Aug 2026)27.9520,124
Developer's revision page, "old" price (undated)29.7021,384
Overseas Enclave, Model Block and General Block lists (2026)34.9525,164
Developer's revision page, "new" price (page modified 9 Mar 2026)39.4028,368

Our Faisal Town Phase 2 plot prices guide covers the current lists in full.

Milkiyat.com finding: the residential schedule sits below even the "old" price

The developer says the price rose from PKR 29.70 lac to PKR 39.40 lac. Yet its own residential schedule, updated in August 2026, still lists the same plot at PKR 27.95 lac, below the "old" price.

The numbers fit one reading: the residential schedule is the oldest list, the block lists are a step up and the revision page is the latest. But the developer doesn't say so, and it doesn't say which list a given file falls under. Across its own pages, the same plot ranges from PKR 20,124 to PKR 28,368 per square yard, a gap of about 41%. A trend line needs the same plot on the same list at two dates, and none of the sources gives that.

What does the developer say about the rise?

Its revision page says the price of a 5 marla plot "will rise from PKR 2,970,000 to PKR 3,940,000". That's a rise of PKR 9.70 lac, or about 32.7%. The page gives no announcement date and no effective date, and its metadata shows it was last modified on 9 March 2026.

It gives these reasons: construction on site, the planned Rawalpindi Ring Road, connectivity through the Thalian Interchange and a stated five-minute drive to the airport. It cites unnamed experts who say prices don't reflect the location.

The page urges readers to buy "at the pre-launch price" while describing a revised market price, and never says whether the new rates apply to new bookings only. Treat the 32.7% as the developer's statement, not a measured market move.

Is the Ring Road driving prices?

The developer's main reason for the rise is the Rawalpindi Ring Road, which its revision page says would be operational within three months.

Dawn reported on 24 November 2025 that the Ring Road project was 75% complete. Phase I runs from Baanth to Thalian, which is the interchange Phase 2 uses, and work there was likely to finish by March 2026. Phase II, from Thalian to Sangjani, was still at the feasibility stage. The same report said a revised cost of Rs45 billion, up from Rs38 billion, awaited approval. We haven't confirmed whether Phase I has opened since. Road access can lift land values, but it doesn't settle approval.

How does the Faisal Town Phase 2 price trend compare with inflation?

It depends entirely on when the old price applied. Average consumer price inflation, according to Business Recorder's reports of Pakistan Bureau of Statistics data, was:

Fiscal yearAverage CPI inflation
FY23 (July 2022 to June 2023)29.2%
FY2423.4%
FY254.49%
FY267.05%

Chaining those four figures gives the inflation you'd have had to beat if you bought at the start of each year. The final column spreads a 32.7% rise over the same number of years.

If the old price dated fromCumulative inflation to June 2026Inflation per year32.7% rise per year over the same years
July 202278.3%15.6%7.3%
July 202338.0%11.3%9.9%
July 202411.9%5.8%15.2%
July 20257.05%7.05%32.7%

Milkiyat.com finding: the rise beats inflation only if the old price is recent

If the PKR 29.70 lac price dated from before mid-2024, a 32.7% rise lagged inflation. From July 2023 prices in general rose 38%, so the plot lost about 4% in real terms. If it dates from mid-2024 or later, the rise beat inflation.

This is a rough test. It chains fiscal-year averages, it measures to June 2026 although the revision was around March 2026, and we don't know the old price's date. Inflation is rising again. Business Recorder reported 11.1% year-on-year for June 2026, and the State Bank of Pakistan puts July 2026 at 9.2%.

What are the Faisal Town Phase 2 investment return claims based on?

The developer's main page says plot prices "will rise significantly" with the Rawalpindi Ring Road, offer "high returns and capital appreciation", and that the project "offers high returns on investment (ROI) and future growth". It also carries a headline asking whether you should invest now. None of these claims comes with a figure, a date or a source.

Our scheme guide adds that there's no established rental market yet, so the case rests on appreciation. It also says banks generally avoid financing schemes without an NOC, and the developer's pages say the NOC isn't approved. Our Faisal Town Phase 2 NOC guide explains what that means for a buyer who wants to sell later. RDA's October 2023 notice is a reminder that approval, not location, is the main risk.

What would a real price history need?

A usable series has four parts. It needs dated price lists from the developer, ideally archived copies of the official page with the capture date. It needs the same plot size and the same list at each date. It needs real transactions, such as dated receipts or transfer records, not asking prices. And it needs the price per square yard, so that a change in how a size is labelled doesn't look like a change in price.

Milkiyat doesn't have that series for Phase 2 yet. Until someone does, any "price chart" for the scheme is a collection of marketing claims. A dated receipt or price list is the closest thing to evidence this scheme has.

How do you measure Faisal Town Phase 2 appreciation yourself?

  1. Fix the plot. Use the same size on the same price list. Don't compare a 5 marla price with a 5.56 marla one.
  2. Fix the dates. Get the earlier price from your receipt or a dated developer list.
  3. Compute the annual rate. Divide the new price by the old, raise it to one over the number of years, and subtract one.
  4. Subtract inflation. Use the Pakistan Bureau of Statistics figures for the same years.
  5. Subtract what you paid to carry it. If you bought on instalments, the premium over the lump sum is a cost. Our calculations on the developer's own plans put it at 11% to 13.5% a year on the quarterly plans and 27% to 32% on the 36-month plan.
  6. Subtract the cost of selling. Advance tax and commission take about 3.75% of the sale price, and our guide to selling a file or plot shows why you need about 4% above your cost just to break even.

What's left is your real return, and in a scheme with no approval and no dated history it can't be known in advance.

FAQs

What is the Faisal Town Phase 2 price trend?

No dated series is published. The developer states one rise, a 5 marla plot from PKR 29.70 lac to PKR 39.40 lac, about 32.7%, with no date. Its own pages show different prices for the same plot today.

Has Faisal Town Phase 2 seen appreciation?

The developer says so, without figures. Our test shows its stated rise beats inflation only if the old price dates from mid-2024 or later.

What was the price of a 5 marla plot in Faisal Town Phase 2 in 2022?

We couldn't find a documented price for 2022, and the earliest dated record is RDA's notice of 31 October 2023. Be wary of dealers quoting a launch price without a document.

What Faisal Town Phase 2 investment return can I expect?

The developer promises "high returns" without a figure. Subtract inflation, instalment premiums and selling costs from any appreciation to find your real return.

Will prices rise when the Rawalpindi Ring Road opens?

The developer says so. Dawn reported the road 75% complete in November 2025, but a road doesn't fix approval, and we have no price data from before and after any opening to test the claim.

Why do different sources show different prices?

The developer publishes more than one price list, and its pages don't say which applies to which file. The same plot can differ by about 41% between the lowest and highest, and by about 25% between the residential schedule and the block lists.

Is Faisal Town Phase 2 a good investment?

We can't say, and we don't give investment advice. The scheme's NOC is not approved, there's no rental market yet and there's no dated price history to test the claims against.

Is Faisal Town Phase 2 approved?

Not on the evidence Milkiyat can verify. The developer's own pages say the Phase 2 NOC is not yet approved. Check RDA's live record before paying.
