This guide covers farmhouse plot prices in Gulberg Greens, Islamabad. For smaller residential plots, see the Gulberg Residencia price guide.
Gulberg Greens Islamabad is known for large farmhouse plots, but its advertised prices vary substantially by block, plot size, possession, road position and development. In an October 2026 listing sample, undeveloped 4 Kanal plots in Block D were offered around PKR 3.4–4.5 crore, while developed examples were advertised around PKR 7.5–9.75 crore. Developed 10 Kanal plots in that block were listed at PKR 20–23 crore.
These are dated asking prices, not verified transaction values or society-approved rates. This article compares the sample by size and block, explains development and location premiums, and shows buyers how to establish a meaningful like-for-like comparison. For the wider location, amenities and legal context, see the Gulberg Greens Islamabad society guide.
The supplied October 2026 sample covers farmhouse-size plots, principally 4, 5 and 10 Kanal. The ranges below describe observed listings within that sample; they do not represent every available property or an official valuation.
| Plot size | Undeveloped examples | Developed examples | Other or premium examples |
|---|---|---|---|
| 4 Kanal | PKR 3.4–4.5 crore | PKR 7.5–9.75 crore | Up to PKR 12.5 crore |
| 5 Kanal | PKR 5–7 crore | PKR 7.5–9 crore | PKR 8.8–14.5 crore |
| 10 Kanal | No comparable undeveloped listing | PKR 20–23 crore | PKR 17–18.5 crore listings with unclear status |
Do not interpret the 10 Kanal entries with unclear status as evidence of a discount or premium. Differences in possession, location and plot features must be resolved before comparing those asking prices.
For Block D, the sample puts undeveloped 4 Kanal plots at PKR 3.4–4.5 crore and developed possession plots at PKR 7.5–9.75 crore. A developed corner example in Block B was advertised at PKR 12.5 crore.
That spread is significant. Buyers should first establish whether each listing refers to the same usable plot size, whether development and possession are confirmed, and whether the seller has included any extra land or premium charges.
Block D's sampled undeveloped 5 Kanal plots were advertised at PKR 5–7 crore, while developed listings were around PKR 7.5–9 crore. Corner and boulevard positions appeared at higher asking prices in some listings.
For example, a 5 Kanal listing at PKR 9 crore works out to PKR 1.8 crore per Kanal. A price-per-Kanal calculation helps compare differently priced plots, but it cannot account for differences in access, development or legal status by itself.
Developed 10 Kanal plots in Block D appeared at PKR 20–23 crore, equivalent to PKR 2–2.3 crore per Kanal. The sample did not contain a sufficiently comparable undeveloped set to calculate a reliable developed-versus-undeveloped range for this size.
A 10 Kanal purchase involves substantial capital. Buyers should independently confirm recorded dimensions, approved land use, possession, access and outstanding charges before treating the advertised price as negotiable value.
A 1 Kanal or 5 Marla listing marketed under the broader Gulberg Islamabad name may represent a different property type or scheme. Gulberg Residencia, for example, is primarily a conventional residential development. Its plot prices should not be placed in the same table as Greens farmhouse plots without identifying the scheme and asset type.
The examples below come from the supplied October 2026 sample. They show differences between listings, not independently established block-wide averages.
| Block | Plot size | Asking price | Reported condition |
|---|---|---|---|
| A | 4 Kanal | PKR 9.75 crore | Developed; possession reported |
| A | 5 Kanal | PKR 14.5 crore | Developed corner plot |
| B | 4 Kanal | PKR 12.5 crore | Developed corner plot |
| B | 4 Kanal | PKR 6.5 crore | Sewerage reported complete |
| C | 4 Kanal plus extra land | PKR 11.5 crore | Developed |
| D | 4 Kanal | PKR 7.5 crore | Developed; possession reported |
| D | 5 Kanal | PKR 9 crore | Developed |
| D | 10 Kanal | PKR 20–23 crore | Developed |
The sample includes higher-priced properties in A and B, with corner plots among the examples. The Block C listing advertises additional land, which means its total price should not be divided by a standard 4 Kanal area without checking the documented extra area.
These observations do not prove that one block is universally more expensive or more developed than another. Road frontage, construction readiness and individual plot documentation all influence comparisons.
Block D offers the clearest comparison between developed and undeveloped properties within this sample. Advertised 4 Kanal ranges differ notably according to development and possession descriptions. Its 5 Kanal and 10 Kanal examples also illustrate the effect of plot size on total capital required.
No usable priced examples for Block E or Executive Block were included in the supplied sample. Missing sample data does not mean those blocks have no inventory. Buyers should check live listings and confirm availability directly.
Development and possession are among the strongest differences visible in the supplied Block D listings. The dataset reports the following medians for standard plots:
| Measure | Sample median per Kanal |
|---|---|
| Developed plots | PKR 1.94 crore |
| Undeveloped plots | PKR 1 crore |
| Difference | PKR 94 lakh |
| Difference relative to undeveloped sample | 94% |
The developed median is based on six listings and the undeveloped median on five. This small sample supports an illustration of the sampled listings, not a society-wide 94% development premium.
For an illustrative 4 Kanal property, multiplying the sample medians gives PKR 7.76 crore for a developed plot and PKR 4 crore for an undeveloped plot: a difference of PKR 3.76 crore. These calculated figures are not offers for two otherwise identical plots.
Property advertisements may use 'developed' to mean completed roads, installed infrastructure, possession or merely visible work in surrounding streets. Those descriptions are not interchangeable.
Before assigning a higher value to a listing, ask for written possession confirmation and inspect roads, electricity, water, drainage and access. Also confirm whether any charges remain unpaid. An apparently cheaper undeveloped plot can require extra capital and a longer period before construction is possible.
An undeveloped property may suit someone with a longer holding period and sufficient capacity to manage uncertainty. A developed plot may be more appropriate for buyers seeking to construct sooner.
Neither category guarantees a particular resale return. The decision should depend on verified development status, purchase price, holding costs, timeline and intended use.
Five sampled 5 Kanal corner listings in Block D were advertised around PKR 10–12.75 crore, equivalent to PKR 2–2.55 crore per Kanal. Their sample median of PKR 2.53 crore per Kanal was about 30% higher than the PKR 1.94 crore standard developed median.
This is a comparison of two small groups, not an independently established corner premium. Corner listings may also differ in street position, area and development.
Wider road frontage or an attractive outlook may influence seller expectations. However, a boulevard location can also involve more traffic and noise, while a claimed park or lake view should be checked on the approved layout and at the site.
The supplied sample does not contain enough comparable transactions to calculate a defensible park-facing or boulevard premium. Confirm whether any extra location-related charges are outstanding before making an offer.
The same plot size can attract widely different asking prices. The main reasons include:
A useful price comparison isolates these variables as far as possible. Quoting a single price per Kanal across an entire block can conceal material differences in what is being sold.
Begin with comparable active inventory. Browse plots for sale in Gulberg Greens and record the observation date for each listing. Availability and asking prices can change, so confirm whether shortlisted properties remain on the market.
Follow these steps before committing funds:
If a listing is significantly below similar offers, investigate why before assuming it is a bargain. A low asking price can reflect a genuine opportunity, but it can also reflect differences in access, possession or documentation that the advertisement does not explain.
For a fuller discussion of ownership documents, approvals and buying procedures, read the Gulberg Greens buyer's guide. This pricing article concentrates on valuation rather than repeating that complete purchase process.
The October 2026 sample is helpful for understanding how advertised prices differ. It is not sufficient to produce an official society rate list, a reliable forecast or a precise premium for every block and feature.
A buyer comparing properties should maintain a simple record of the block, size, asking price, development, possession and observation date. Where possible, ask about recent completed transfers, but distinguish independently verified transaction information from dealer estimates.
Consider total acquisition cost, not only the negotiated price. Taxes, society fees, outstanding dues and any construction or utility work can change the economics materially. For higher-value farmhouse purchases, independent document and legal review may be worthwhile.
For buyers deciding between 4, 5 and 10 Kanal formats rather than evaluating specific listings, Milkiyat's farmhouse size comparison addresses that separate question.
In the supplied Block D sample, undeveloped 4 Kanal plots were advertised at PKR 3.4–4.5 crore, compared with PKR 7.5–9.75 crore for developed examples. Prices and availability can change.
Sampled undeveloped Block D properties were advertised around PKR 5–7 crore, while developed examples were around PKR 7.5–9 crore. Some premium listings were higher.
Developed 10 Kanal Block D examples were advertised at PKR 20–23 crore in the supplied sample. Comparable undeveloped data was insufficient.
Block D contained the lowest-priced undeveloped examples in this dataset. That does not establish it as the cheapest block across all current listings.
Not necessarily. The sample contained higher-priced corner examples, but it was too small to determine a reliable society-wide premium. Compare similar plots and verify location-related charges.
They may be. Negotiation depends on the seller, property condition and competing offers. Verify the documentation and total costs before agreeing to a price.
Not directly. Greens primarily features large farmhouse plots, while Residencia has conventional residential plot categories. Compare properties within the correct scheme and asset type.
The October 2026 sample shows substantial advertised differences between developed and undeveloped farmhouse plots and between standard and premium locations. These differences are useful research signals, not guaranteed market rates.
For a sound decision, compare current like-for-like listings, verify the exact plot and use the approved records and on-ground conditions to understand what the asking price includes. Avoid forecasts based on a handful of advertisements.
