Margalla Enclave plot prices in October 2026 are Rs2.14 crore (5 marla), Rs4.20 crore (10 marla) and Rs7.29 crore (1 kanal) on lump sum at the third ballot. That is 74–91 per cent above the first-ballot rates set in February 2025. Resale files trade from roughly Rs1.4 crore to Rs10 crore, depending on size, sector and which ballot they came from.
This tracker records every official ballot price, the resale asking rates by sector, and what a buyer actually pays all-in. For location, approvals and the master plan, read the Margalla Enclave Islamabad guide. To check today's asking prices against the figures below, see live Margalla Enclave plot prices.
Last updated: 9 October 2026. Next update: November 2026, or sooner if DHA announces a fourth ballot.
1. Margalla Enclave prices at a glance
| Plot size | 3rd ballot lump sum (Rs) | 3rd ballot 3-year plan (Rs) | Resale asking range (Rs) |
|---|---|---|---|
| 5 marla (125 sq yd) | 2.14 crore | 2.50 crore | 1.4 – 2.5 crore |
| 10 marla (250 sq yd) | 4.20 crore | 4.90 crore | 2.6 – 4.9 crore |
| 1 kanal (500 sq yd) | 7.29 crore | 8.50 crore | 5.0 – 10.0 crore |
Ballot prices are DHA's third-ballot schedule (15 September 2026), excluding charges and taxes. Resale ranges are asking prices from about 75 portal listings on 9 October 2026, not completed sales. Listings below Rs1 crore were excluded, as they quote a down payment or premium only.
2. Ballot-by-ballot price history
CDA and DHA launched Margalla Enclave in January 2025 on one-, two- and three-year plans, as Dawn reported. Prices have been reset at each ballot since then.
| Ballot | Date | 5 marla lump sum | 10 marla lump sum | 1 kanal lump sum | Down payment |
|---|---|---|---|---|---|
| 3rd | 15 Sep 2026 | Rs21,434,375 | Rs42,011,375 | Rs72,876,875 | 20% |
| 2nd | Nov 2025 | Rs15,500,000 | Rs30,000,000 | Rs56,000,000 | 15% (stated) |
| 1st | 24 Feb 2025 | Rs12,000,000 | Rs22,000,000 | Rs42,000,000 | 15% |
The second ballot was held in November 2025, The News reported. Its prices come from dealer copies of the DHA schedule.
Milkiyat.com finding: lump-sum prices rose 74–91% in 19 months.
- 5 marla: 21,434,375 ÷ 12,000,000 = 1.786, a 78.6% rise
- 10 marla: 42,011,375 ÷ 22,000,000 = 1.910, a 91.0% rise
- 1 kanal: 72,876,875 ÷ 42,000,000 = 1.735, a 73.5% rise
February 2025 to September 2026 is 19 months. Annualised, that is 1.786^(12/19) − 1 = 44.2% a year for 5 marla, 50.5% for 10 marla and 41.6% for 1 kanal. The 10 marla category has risen fastest.
For the full third-ballot schedule, including the one- and two-year plans, see the Margalla Enclave third ballot price breakdown.
3. Price per square yard
| Ballot | 5 marla (Rs/sq yd) | 10 marla (Rs/sq yd) | 1 kanal (Rs/sq yd) |
|---|---|---|---|
| 3rd | 171,475 | 168,046 | 145,754 |
| 2nd | 124,000 | 120,000 | 112,000 |
| 1st | 96,000 | 88,000 | 84,000 |
Lump-sum price ÷ plot area in square yards.
Milkiyat.com finding: the 1 kanal discount per yard has widened.
- 1st ballot: 84,000 ÷ 96,000 = 0.875, so 1 kanal land cost 12.5% less per yard than 5 marla
- 3rd ballot: 145,754 ÷ 171,475 = 0.850, so the gap is now 15.0%
- 10 marla has closed in on 5 marla: 168,046 ÷ 171,475 = 0.980, only 2.0% cheaper per yard
A buyer who can stretch to 1 kanal gets the cheapest land in the scheme per yard. The 10 marla discount has nearly disappeared.
4. Down payment and quarterly instalments
| 3-year plan | 1st ballot down (15%) | 1st ballot quarterly | 3rd ballot down (20%) | 3rd ballot quarterly |
|---|---|---|---|---|
| 5 marla | Rs2,100,000 | Rs991,667 | Rs5,000,000 | Rs1,666,667 |
| 10 marla | Rs3,900,000 | Rs1,841,667 | Rs9,800,000 | Rs3,266,667 |
| 1 kanal | Rs7,500,000 | Rs3,541,667 | Rs17,000,000 | Rs5,666,667 |
Three-year sale prices: 1st ballot Rs14m, Rs26m and Rs50m; 3rd ballot Rs25m, Rs49m and Rs85m. Quarterly figures assume the balance is split equally across 12 quarters. Check the actual schedule on your DHA allotment letter.
Milkiyat.com finding: the cash needed to enter has more than doubled. On a 10 marla, the down payment went from 26,000,000 × 15% = Rs3.9m to 49,000,000 × 20% = Rs9.8m. That is 9.8 ÷ 3.9 = 2.51 times as much upfront. For 5 marla it is 2.38 times, and for 1 kanal 2.27 times.
5. How resale files are priced
A resale Margalla Enclave file is quoted as the DHA invoice price plus a premium, often called "profit". The buyer pays the premium to the seller, then takes over any instalments still due to DHA.
| File | 5 marla premium | 10 marla premium | 1 kanal premium |
|---|---|---|---|
| 1st ballot | Rs9m – 10m | Rs15m – 17m | Rs30m – 40m |
| 2nd ballot | Rs8m – 9m | Rs14m – 15m | Rs25m – 35m |
Premiums are dealer-reported as of August 2026. They are not recorded transactions.
Milkiyat.com finding: early-file premiums have already priced in the third ballot. Add each premium to its 3-year invoice to get the all-in cost:
- 10 marla, 1st ballot: 26,000,000 + 15–17m = Rs41–43m, against Rs42.0m lump sum at the 3rd ballot
- 10 marla, 2nd ballot: 35,170,125 + 14–15m = Rs49.2–50.2m, above the 3rd ballot's Rs49m 3-year price
- 1 kanal, 1st ballot: 50,000,000 + 30–40m = Rs80–90m, against Rs85m on the 3rd ballot 3-year plan
- 5 marla, 1st ballot: 14,000,000 + 9–10m = Rs23–24m, between the 3rd ballot lump sum (Rs21.4m) and 3-year price (Rs25m)
There is no longer a discount in buying an older file. What the premium now buys is an earlier allotment in ME-1 or ME-2, where development is further along, and fewer instalments left to pay.
6. Resale asking prices by sector
| Sector | Size | Asking range (Rs) | What the listings say |
|---|---|---|---|
| ME-1 | 5 marla | 1.4 – 2.5 crore | Older bookings at the low end; 3rd-ballot files at 2.5 crore |
| ME-1 | 10 marla | 2.6 – 4.9 crore | 2nd-ballot and older files at 2.6–3.5 crore; 3rd-ballot files at 4.9 crore |
| ME-1 | 1 kanal corner | 10 crore | 3rd ballot, corner premium |
| ME-2 | 1 kanal | 5.0 – 8.35 crore | Possession and sewerage-complete plots quoted at 6.5–8.35 crore |
| ME-3 | 1 kanal | 8.1 – 9.35 crore | Mostly 3rd ballot; corner with extra land at 9.35 crore |
| Lake District | 1 kanal | 8.85 crore | 3rd ballot |
Portal asking prices, 9 October 2026. Sector is shown only where the listing named it. Very few listings named ME-4.
Milkiyat.com finding: third-ballot files are being offered at par. Many 3rd-ballot listings ask exactly Rs2.5 crore (5 marla), Rs4.9 crore (10 marla) or Rs8.5 crore (1 kanal). Those are DHA's own 3-year sale prices to the rupee. Sellers are passing on new allotments at invoice with no premium, before the down payment falls due in October 2026.
The low end of each range needs care. A 10 marla listed at Rs2.6 crore with "down payment plus 5 instalments paid" may be quoting the amount paid plus premium, not the full price. Ask the questions in section 9 before comparing.
Compare these with plots for sale in Margalla Enclave listed on Milkiyat today, filtered by size.
7. Commercial plot prices (3rd ballot)
| Size | Height allowed | Lump sum (Rs) | 3-year plan (Rs) |
|---|---|---|---|
| 100 sq yd | LG+G+1 or G+2 | 8.15 crore | 9.50 crore |
| 133.25 sq yd | LG+G+1 or G+2 | 12.00 crore | 14.00 crore |
| 200 sq yd | LG+G+5 or G+6 | 14.58 crore | 17.00 crore |
| 500 sq yd | LG+G+5 or G+6 | 34.30 crore | 40.00 crore |
This is the first ballot to include commercial plots, which were earlier auctioned. Per yard, the 100 sq yd plot costs 81,450,625 ÷ 100 = Rs814,506, or 4.75 times the 5 marla rate.
8. Other costs to budget for
| Cost | 5 marla | 10 marla | 1 kanal |
|---|---|---|---|
| Ballot processing fee (3rd ballot) | Rs10,000 | Rs15,000 | Rs20,000 |
| DHA transfer fee (resale) | Rs77,000 | Rs177,000 | Rs191,000 |
| FBR valuation (DC value) | Rs6.9m | Rs13.75m | Rs27.5m |
| Corner, boulevard or park-facing charge | +10% of price (up to 15% for two categories) | same | same |
Transfer fees and DC values are as quoted by dealers. Confirm both with DHA Islamabad and FBR before transacting.
Withholding tax is charged on the FBR value, not the market price. Advance tax is paid by the buyer (section 236K) and gain tax by the seller (section 236C). Check the current FY2026–27 rates and your filer status before transacting.
Milkiyat.com finding: a corner adds Rs4.9m on a 10 marla. 49,000,000 × 10% = Rs4,900,000 on the 3-year plan. That is more than the entire down payment on a 1st-ballot 10 marla (Rs3.9m).
9. Five questions to ask before comparing a price
- Which ballot is the file from: 1st, 2nd or 3rd?
- Is the figure the full price, or the amount paid plus premium?
- How many instalments are still due to DHA, and how much in total?
- Which sector and street is it in, and is possession available there?
- Does the price include a corner, boulevard or park-facing charge?
Then verify the file against DHA's own records before paying anything. The complete Margalla Enclave guide covers the verification steps.
10. Where to look next
If the third-ballot price is beyond your budget, compare property for sale across Islamabad. If you would rather buy a finished home than wait for possession, browse houses for sale in Islamabad.
