Federal Minister for Maritime Affairs Muhammad Junaid Anwar Chaudhry has announced plans to establish an automotive processing zone on 150 acres at Port Qasim, Karachi, with the facility to be expanded in phases according to market demand, according to The Express Tribune, published 13 August 2026. The decision was taken at a meeting attended by Port Qasim Authority (PQA) Chairman Rear Admiral (Retd) Syed Moazzam Ilyas and members of the PQA board.
What the Zone Will Contain
The proposed zone will comprise 264 operational units spread across five specialised segments: 30 commercial units, 84 refurbishment workshops, 60 car-display units, 20 machinery yards, and 70 auto spare-parts units. The facility will be developed within the Port Qasim industrial corridor, giving it direct access to the port itself and reducing inland logistics requirements for the automotive businesses operating there. The project envisages Pakistan's first dedicated Import-Refurbishment-Export (AIRE) framework for the automotive sector, bringing commercial activity, refurbishment facilities, vehicle displays, and spare-parts suppliers into a single port-based ecosystem.
The Numbers Behind the Announcement
Project proponents estimate the AIRE Park could generate an annual net foreign exchange surplus of around $200 million, based on projected exports of roughly $500 million once the facility is operational and running at scale.
Why Port Qasim Specifically
The choice of location isn't incidental. Port Qasim already hosts an estimated 80% of Pakistan's automotive industry, according to background data compiled on Wikipedia's entry for the port, alongside Pakistan Steel Mills and a major K-Electric power plant. The broader Bin Qasim Industrial Zone spans more than 25,000 acres and hosted 180 large and medium-sized industrial units as of 2025. The Nation reported last year that the Port Qasim Industrial Complex was already seeing rising investor interest specifically because of its port-adjacent location, with existing tenants spanning light engineering, auto and allied industries, foundry and fabrication, and warehousing and logistics — meaning the new automotive processing zone slots into an already-established, actively growing industrial base rather than starting from a blank slate.
What This Means for Industrial and Commercial Land in the Corridor
A dedicated 264-unit automotive zone, once developed, would meaningfully add to demand for commercial and industrial land, warehousing, workshop space, and supporting logistics infrastructure along the Port Qasim corridor, an area Port Qasim Authority's own land allotment framework already governs for industrial-zone plot applications. Businesses in vehicle refurbishment, spare parts, and auto trading that currently operate away from the port may find direct commercial reasons to relocate closer to this corridor once the zone is developed, given the stated goal of reducing inland logistics costs. Investors and businesses evaluating industrial or commercial land near Port Qasim should treat this as an early-stage announcement, a board-level decision to proceed, not a completed, operational facility, and should confirm phased development timelines and specific plot allocations directly with PQA as the project progresses.
