Margalla Enclave Rent & Rental Yield Outlook

Rental market conditions in Margalla Enclave Islamabad remain limited, so rental yields should be treated as estimates rather than confirmed market returns.
Overview
Margalla Enclave does not yet have a rental market you can price with confidence. The project is still mostly plots. Possession has reached only selected streets, and a plot has to be built on before anyone can rent it. That makes any claim about a "typical" Margalla Enclave rent or yield premature. What can be done today is work out the rent a house would need to earn to make sense at current prices, and know what to watch as the scheme fills in.
This guide does that. For the project's location, approvals and sectors, read the Margalla Enclave Islamabad guide. It describes houses and rentals in the scheme as a developing category, which this article tests with numbers.
To check whether suitable stock has appeared, review houses and apartments for rent in Margalla Enclave and confirm availability, location and details with the listing agent.

1. Is there a rental market in Margalla Enclave today?
A very thin one, for four reasons.
Most of the scheme is plots. Residential balloting has sold plots, not houses. An environmental assessment summary published by an independent consultancy reports 6,990 residential plots and 128 apartment parcels; readers should check the underlying assessment for the formal figures.
Possession is partial. A consultancy report states that first possession was handed over on selected ME-2 streets on 21 May 2026. Treat this as a dated report, not confirmation of the status of an individual plot; verify directly with DHA.
Possession is not occupation. A plot is handed over for construction after building design approval under CDA bye-laws. Then the owner must build. Our upcoming guide to construction cost and bylaws covers that stage.
Milkiyat's own data is thin. The market snapshot on our Margalla Enclave guide (12 October 2026) shows medians for plots only. A category appears only when at least five listings meet our quality bar, and no rent figure did.
2. Why a plot is not a rental yield
A plot earns no rent. Until a house is built, its owner pays instalments and earns nothing, so "rental yield" only starts after construction. Anyone quoting a yield on a Margalla Enclave plot is describing a future building, not the plot.
That changes how to think about returns. For a plot, the question is capital gain against holding cost. For a house or apartment, it is rent against the total price. The two should not be mixed. Our Margalla Enclave ROI analysis covers the capital-gain side.
3. Break-even rent: what a house would need to earn
Gross yield is annual rent divided by price. The table works backwards: what monthly rent produces a 4%, 5% or 6% gross yield at the price ranges on our main guide? Those ranges are approximate, and the guide's apartment inventory is still being completed, so only houses are shown.
| House type | Price | Rent for 4% | Rent for 5% | Rent for 6% |
|---|---|---|---|---|
| 10 marla, lower end | Rs4.5 crore | Rs150,000 | Rs187,500 | Rs225,000 |
| 10 marla, upper end | Rs6.5 crore | Rs216,667 | Rs270,833 | Rs325,000 |
| 1 kanal, lower end | Rs8 crore | Rs266,667 | Rs333,333 | Rs400,000 |
| 1 kanal, upper end | Rs12 crore | Rs400,000 | Rs500,000 | Rs600,000 |
Monthly rent is price × yield ÷ 12. For example, Rs6.5 crore × 5% ÷ 12 = Rs270,833.
Gross yield excludes vacancy, maintenance, taxes, insurance and repairs, so actual net returns will be lower than these figures.
Milkiyat.com finding: a 5% yield on a mid-range 10 marla house needs about Rs230,000 a month. Taking the midpoint of Rs4.5 and 6.5 crore, which is Rs5.5 crore, 55,000,000 × 5% ÷ 12 = Rs229,167 a month. A 1 kanal house at the midpoint of Rs8 and 12 crore needs 100,000,000 × 5% ÷ 12 = Rs416,667.
Whether a tenant will pay that is the real test. Check what comparable houses actually rent for in neighbouring societies on our Islamabad house rental listings. If neighbours rent at lower levels, the yield at these prices will be lower than the table's targets.
4. What drives rents here, and what holds them back
In favour:
- Location. The pillar guide puts Zero Point and Blue Area about 15 minutes away, which suits professionals working in the city centre.
- Institutional backing. The CDA and DHA structure reassures tenants who care about a safe, managed community.
- Planned amenities. DHA lists schools, parks, a Lake District and shopping destinations. These help once built.
Holding back:
- Infrastructure gaps. Roads, utilities and amenities lag behind a mature DHA phase. Tenants pay for convenience, and that convenience is not yet fully there.
- Timing. Most houses will be built by individual owners. Completion dates are uncertain, so supply will arrive in uneven batches.
- Commercial rent is further out. Shops and offices need residents first. DHA's Bazar-e-Bazurg and the Lake District are planned, not delivered. See our guide to the Lake District.
5. Three ways the rental picture could develop
These are scenarios, not forecasts.
| Scenario | What would happen | What to watch |
|---|---|---|
| Gradual build-out | Houses complete street by street, and rents settle near neighbouring societies | Completion certificates, utility connections |
| Fast build-out | Many houses come to market together, and rents soften before settling | Building approvals, new listings per month |
| Slow build-out | Few houses exist for years, and rents stay high but volumes stay tiny | Possession beyond ME-2 |
6. Practical guidance
For owners planning to build and rent:
- Work out the break-even rent for your total cost, including land, construction and approvals, before committing.
- Confirm the plot's possession status and the building rules with DHA.
- Use a written tenancy agreement and keep your allotment papers organised.
For tenants:
- Ask the owner for proof of ownership and DHA's confirmation that the plot is in good standing.
- Check utilities, road access and security on site before signing.
For investors choosing between buying and renting:
- If rent is your goal, a finished house in an established society earns from day one.
- If capital growth is your goal, plot prices are the better-documented story: lump-sum ballot prices rose 74% to 91% between February 2025 and September 2026. See the price tracker.
7. Six questions to ask about any Margalla Enclave rental listing
Because the market is thin, a few listings can distort the picture. Before you accept an advertised rent as typical, ask:
- Is the house completed, or is it an under-construction unit offered in advance? An advance quote is a hope, not a rent.
- Which sector and street is it on? Possession and services differ by sector, and a rent in ME-2 says little about ME-3.
- Is the landlord the allotted owner? Ask for the DHA letter and match the name to a CNIC.
- Does the listing show a size and a covered area? A 10 marla plot with a double-storey house rents very differently from a single storey.
- Are utilities connected and working? Electricity, water and gas supply decide whether a family can actually move in.
- Is the rent asked or agreed? A single asking figure is not a transaction. Wait for several comparable listings before you treat a number as a market rate.
8. Where to look next
If you want rental income sooner, compare property for sale across Islamabad. If you prefer a finished house, browse houses for sale in Islamabad.
If you have settled on Margalla Enclave, check the listing details carefully and compare several similar properties. We will update this guide when enough qualifying rent listings exist to support a useful market median.
Frequently asked questions
Can I rent a house in Margalla Enclave?
Very few houses exist so far. Possession began only on selected ME-2 streets in May 2026, and owners must build before renting.
What is the average rent in Margalla Enclave?
There is no reliable average yet. Milkiyat has too few qualifying rent listings to publish a median. We will add one when the data supports it.
What is a good rental yield?
Gross yield is annual rent divided by price. This guide uses 4%, 5% and 6% as reference points, not predictions.
Can I rent out a plot or a file?
A plot earns no rent unless it is built on. A file or unbuilt plot only incurs instalments and holding costs.
When will rents in Margalla Enclave become meaningful?
That depends on how fast houses are built. Watch possession beyond ME-2 and the number of completed houses.
