Hayatabad Plot Prices: Phase-by-Phase Rates and Trends

Guide

This guide covers plot prices only. For PDA's role, rules and services in Hayatabad, see our main guide to the Peshawar Development Authority. For homes, rentals and life in the township, see our Hayatabad area guide.
Hayatabad is the planned township built and run by the Peshawar Development Authority, and it is still the first name most Peshawar buyers check when they want a legal, developed plot. If you searched for the "Hayatabad plot rate" or "Hayatabad plot ki qeemat", this guide gives you the current numbers by size and by phase, shows how fast prices have moved in 2026, and explains why two plots of the same size can differ by crores.
Quick answers
These are asking prices from listings, not final sale prices. Buyers in Peshawar often settle below the asking figure, so treat every number here as a starting point for negotiation.
The table below uses two sets of figures. The market average covers plot listings across all of Hayatabad in August 2026. The current asking range comes from plots listed for sale in October 2026, mostly in Phases 6 and 7.
| Plot size | Market average (Aug 2026) | Price per marla | Current asking range (Oct 2026) |
|---|---|---|---|
| 5 marla | PKR 2.21 crore | PKR 44.2 lakh | Not enough listings |
| 7 marla | PKR 3.01 crore | PKR 43.0 lakh | Not enough listings |
| 10 marla | PKR 4.09 crore | PKR 40.9 lakh | PKR 3.15 to 3.75 crore |
| 1 kanal | PKR 6.63 crore | PKR 33.2 lakh | PKR 5.3 to 5.9 crore |
Price per marla is the average price divided by the number of marlas. A 1 kanal plot is 20 marla.
The pattern is clear. A 5 marla plot costs about PKR 44.2 lakh per marla, while a 1 kanal plot costs about PKR 33.2 lakh per marla. That is a gap of PKR 11 lakh per marla, or about 25% less per marla for the bigger plot.
The reason is demand. A 5 marla plot fits more budgets, so more buyers compete for fewer plots. A 1 kanal plot needs a much larger total budget, which narrows the buyer pool and keeps the per-marla rate lower.
The 10 marla market average is about 18% higher than the middle of the current asking range (PKR 4.09 crore against PKR 3.45 crore). The 1 kanal gap is almost the same, about 18%. The likely reason is the mix of plots. The average covers all phases, including the expensive older Phases 1 and 2, while current plot listings are mostly in the newer Phases 6 and 7. Neither figure is wrong; they measure different sets of plots.
Market data gives a price per square foot for six phases. We converted it to price per marla using 225 square feet per marla.
| Phase | Price per sq ft (Aug 2026) | Price per marla | 1-year change |
|---|---|---|---|
| Phase 1 | PKR 16,000 | PKR 36.0 lakh | +10% |
| Phase 2 | PKR 20,000 | PKR 45.0 lakh | +7% |
| Phase 3 | PKR 12,000 | PKR 27.0 lakh | +15% |
| Phase 4 | PKR 8,000 | PKR 18.0 lakh | +15% |
| Phase 6 | PKR 17,000 | PKR 38.3 lakh | +11% |
| Phase 7 | PKR 16,000 | PKR 36.0 lakh | +11% |
Our computation of the phase spread:
Treat the Phase 3 and Phase 4 figures with care. Phases 1 to 4 are mostly older houses, so few empty plots come up for sale there. A small number of listings can push a phase average up or down.
Market price data has no separate figure for Phase 5. Phase 5 is home to PDA's head office and other non-residential sites, so it rarely appears in plot price data.
If you want an empty plot today, Phases 6 and 7 are where you will find most of them. Current listings show 10 marla and 1 kanal plots in Phase 6 sectors F3, F4, F5, F7 and F10, and in Phase 7 sectors E4 to E7. Phase 7 has the most 10 marla plot listings.
At PKR 38.3 lakh per marla, Phase 6 is priced slightly above Phase 7 at PKR 36.0 lakh. Both rose about 11% in the year to August 2026.
To turn the phase rates into plot prices, multiply each phase's price per marla by the plot size. This gives a rough guide price for an ordinary plot, before corner, park or road premiums.
| Phase | 5 marla | 10 marla | 1 kanal |
|---|---|---|---|
| Phase 1 | PKR 1.80 crore | PKR 3.60 crore | PKR 7.20 crore |
| Phase 2 | PKR 2.25 crore | PKR 4.50 crore | PKR 9.00 crore |
| Phase 3 | PKR 1.35 crore | PKR 2.70 crore | PKR 5.40 crore |
| Phase 4 | PKR 0.90 crore | PKR 1.80 crore | PKR 3.60 crore |
| Phase 6 | PKR 1.91 crore | PKR 3.83 crore | PKR 7.65 crore |
| Phase 7 | PKR 1.80 crore | PKR 3.60 crore | PKR 7.20 crore |
Two cautions apply. First, these are averages across all plot sizes, and bigger plots cost less per marla, so real 1 kanal prices usually come in below the last column. Current October 2026 listings, for example, ask PKR 5.3 to 5.9 crore for 1 kanal, mostly in Phases 6 and 7. Second, the Phase 7 estimate for 10 marla, PKR 3.60 crore, sits inside the current asking range of PKR 3.15 to 3.75 crore, which suggests the conversion is a fair guide for mid-sized plots.
In practice, a budget of around PKR 2 crore buys a 5 marla plot in Phase 6 or 7, while PKR 3.5 to 4 crore is the usual starting point for 10 marla in the same phases.
Hayatabad prices did not climb steadily through the year. They stayed almost flat from mid-2025 to April 2026, then rose quickly over four months.
| Plot size | Apr 2026 | Aug 2026 | 4-month change | 1-year change |
|---|---|---|---|---|
| 5 marla | PKR 1.80 crore | PKR 2.21 crore | +23% | +23% |
| 10 marla | PKR 3.36 crore | PKR 4.09 crore | +22% | +20% |
| 1 kanal | PKR 5.79 crore | PKR 6.63 crore | +15% | +13% |
Our computation of the 2026 jump:
The smaller the plot, the faster it rose. That fits the per-marla pattern above: more buyers chase smaller plots.
The jump came in the same months that Peshawar saw a run of infrastructure news, including the opening of the first package of the Ring Road's northern section in May 2026 and the approvals under the Peshawar Revitalisation Plan. Price data does not show cause and effect, so treat this as timing, not proof.
Over about eleven years, Hayatabad plots have multiplied in value:
These are nominal figures, so part of the rise reflects inflation rather than real gains.
Two 10 marla plots in Hayatabad can be crores apart. These are the main reasons.
Phase. Older, fully built phases such as Phase 2 have few empty plots left, so the rare plot that comes up commands a premium. Newer phases have more supply.
Position in the sector. Prices vary by sector, facing and position. A corner plot, a park-facing plot or a plot on a main road usually asks more.
Main road frontage. A clear example from current listings: a 1 kanal plot on Service Road South in Phase 6 F7 is listed at PKR 7.8 crore. The top of the normal 1 kanal range is PKR 5.9 crore. That is (7.8 − 5.9) ÷ 5.9 = about 32% more for the frontage.
Development and paperwork. A plot with clear PDA transfer papers, paid dues and no violations is easier to sell and holds its price. Problems with any of these reduce what a buyer will pay.
Jurisdiction. Hayatabad sits inside PDA's area, which is part of its appeal. Plots marketed as "near Hayatabad" may fall outside it. Check our PDA jurisdiction map before you assume PDA rules apply.
If Hayatabad is beyond your budget, two other Peshawar options often come up. Regi Model Town is PDA's other township, and DHA Peshawar is the main private alternative. Prices, development and possession status differ a lot between them, so compare like-for-like plot sizes and check development status before you decide.
The average 5 marla plot in Hayatabad was listed at PKR 2.21 crore in August 2026, or about PKR 44.2 lakh per marla. That is up 23% in a year, with the whole rise coming between April and August 2026. Phase, sector and position can move the price well above or below this average.
The August 2026 market average for a 1 kanal plot in Hayatabad is PKR 6.63 crore. Current listings in October 2026 ask PKR 5.3 to 5.9 crore, mostly in Phases 6 and 7. Main road plots ask more: one Service Road South plot in Phase 6 F7 is listed at PKR 7.8 crore.
By price per square foot, Phase 4 is the cheapest at about PKR 8,000 (PKR 18 lakh per marla), followed by Phase 3 at about PKR 12,000. Both are older, mostly built phases with few empty plots, so averages can swing. For a wider choice of plots, most buyers look at Phases 6 and 7.
Yes. Average prices were almost flat from mid-2025 to April 2026, then rose quickly. Between April and August 2026, 5 marla plots rose 23%, 10 marla plots 22% and 1 kanal plots 15%. Over the longer term, 10 marla plots are up 379% since September 2015.
Phase 2 is the most expensive per square foot, at about PKR 20,000, or PKR 45 lakh per marla in August 2026. It is an older, fully built phase, so empty plots are rare and ask a premium. Phase 6 follows at about PKR 17,000 per square foot.
